EAGLE MOUNTAIN CITY NOTICE OF PUBLIC HEARINGS The Eagle Mountain Planning Commission will hold public hearings on September 13, 2022 at 6:30 PM or as soon thereafter as business allows, in the Eagle Mountain City Council Chambers, 1650 E Stagecoach Run, Eagle Mountain, Utah 84005. The Planning Commission will receive public comments concerning the following items: - Transportation Master Plan. The City's Transportation Master Plan is intended to identify the needed transportation infrastructure needed to provide adequate service for the City's residents and businesses. This comprehensive transportation plan that must be developed and regularly maintained to combat the potential congestion caused by projected growth. This plan must incorporate the goals of the city of Eagle Mountain regarding the transportation systems within our jurisdiction and those regional facilities maintained by UDOT, UTA, Utah County, and neighboring communities. - Porter's Crossing Town Center MDP/MDA Amendment, Rezone, and General Plan Amendment. Affected properties within the project are located on Utah County parcels: 58:034:0658, 58:034:0661, 58:034:0756, 58:034:0757. o The applicant proposes to amend the land use designations in the City's General Plan (Future Land Use Map) for the northern portions of the project from Neighborhood Residential 1 to Neighborhood Residential 2 & 3. o The applicant also proposes to rezone the commercial portion of the project to the Commercial Community Zone and the northern portions of the project (previously Residential, Civic, and Institutional) to the MF-1 and MF-2 zones. o The applicant seeks to change the approved project as follows: Convert 11.60 acres from commercial and 180 apartment units to all commercial use, convert 8.0 acres from a possible recreation facility to apartments & townhomes, convert 4.34 acres from senior living or assisted living to apartments & townhomes, change 4.95 acres from institutional use to townhomes, change 4.0 acres to accommodate parking, RV storage, & a nursery in lieu of strictly storage in the utility easement area. Materials for the public hearing items may be viewed within three days of the meeting on the City website and at the Eagle Mountain City Recorder's Office, 1650 E Stagecoach Run, Eagle Mountain, UT, during normal business hours, Monday through Friday, 7:30 AM to 5:30 PM.
