Notice of PUBLIC HEARING NOTICE IS HEREBY GIVEN that the following public hearings have been scheduled to be heard by the Clearfield Planning Commission at 7:00 p.m. on Wednesday, September 7, 2022; and by the Clearfield City Council at 7:00 p.m. on Tuesday, September 27, 2022. The meetings will be held in the Council Chambers on the 3rd Floor of the City Municipal Center located at 55 South State Street, Clearfield, Utah 84015. 1. Public Hearing, Discussion and Possible Action on the Antelope's Edge Development Agreement for a proposed single-family subdivision at the subject location. Location: Approximately 1900 South 500 West (TINs: 12-080-0092 & 12-080-0095). Project Area: 5.295 Acres (Entirety of parcel 12-080-0092 & 2.684 acres of parcel 12-080-0095. Zone: R-3 (Residential) conditioned upon execution of a development agreement. Planner: Brad McIlrath, Senior Planner (Legislative Action). 2. Public Hearing, Discussion and Possible Action on GPA 2022-080060, a general plan amendment request by Todd Meyers with CW Land to change the designation for the rear 4.503 acres of the subject property from Commercial to Residential. Location: 175 W. Antelope Drive (TIN: 12-242-0009). Project Area: 6.921 Acres. Staff: Tyson Stoddard (Legislative Action). 3. Public Hearing, Discussion and Possible Action on RZN 2022-080060, a zoning map amendment request by Todd Meyers with CW Land to rezone the rear 4.503 acres of the subject property from C-2 (Commercial) to R-3 (Residential). Location: 175 W. Antelope Drive (TIN: 12-242-0009). Project Area: 6.921 Acres. Staff: Tyson Stoddard (Legislative Action). This general plan amendment and rezone request to the R-3 (Residential) Zone would allow the rear 4.503 acres of the subject property to be developed with residential uses. The zoning for the 2.418 acres along Antelope Drive would remain C-2 (Commercial). All interested persons present will be given an opportunity to be heard. Written comment may also be submitted, by mail to Clearfield City, Community Development, 55 South State Street, Clearfield, UT 84015. Written comments not received prior to the date of the meeting, may not be able to be considered. A copy of the application is available for review at the Customer Service Center of the City Municipal Center located at 55 South State Street, Clearfield, Utah, Monday through Friday, 8:00 A.M. to 5:00 P.M.
