ACTIVE PROJECTS This is a list of active projects open for public comment. Starbucks Community Store - A request by Adam Ford of The Richardson Design Partnership, on behalf of the property owner, for approval of a restaurant with a drive-through facility. The subject property is located in the TSA-MUEC-T (Transit Station Area -Mixed Use Employment Center Station- Transition) zoning district at approximately 1699 W. North Temple St. The proposed project is subject to the following petitions: - Conditional Use - Restaurant with a drive-through facility is permitted in the TSA-MUEC-T zoning district as a conditional use and will require Planning Commission review and decision. - Planned Development - The development is required to obtain Planned Development approval for the following modification: - Increase in the amount of on-site parking spaces. - Design Review - The development is required to go through the Design Review process because the proposal did not obtain enough TSA points to allow for an administrative approval. Projects must receive at least 125 points to be administratively approved and the proposal received 61 points. The applicant is also requesting other slight modifications, which require Design Review approval. Petition Number: PLNPCM2022-00551, PLNPCM2022-00552 and PLNPCM2022-00553 Zoning District: TSA-MUEC-T Council District: District 2 - Represented by Alejandro Puy Staff Planner: Diana Martinez Email: diana.martinez@slcgov.com Phone Number: 801.535.7215 End of the Public Comment Period: August 11, 2022 Join the Online Open House at: https://bit.ly/slc-openhouse-000551 500 West Partial Street Vacation - The petitioner, Q Factor, has submitted an application for a street vacation/closure to reduce the public right-of-way of 500 West between 600 South and 700 South. The street vacation is part of the INDUSTRY Neighborhood development, and the partial vacation is envisioned to create a linear parkway. The proposal would remove approximately 70% of roadway and would reduce the public right-of-way to 50 feet in width (shown in orange on the map) from the current 127 feet of right-of-way. Petition Number: PLNPCM2022-00537 Zoning District: CG - General Commercial Council District: District 2 - Represented by Alejandro Puy Staff Planner: Krissy Gilrmore Email: kristina.gilmore@slcgov.com Phone Number: 801.535.7780 End of the Public Comment Period: August 15, 2022 Join the Online Open House at: https://bit.ly/slc-openhouse-00537 Rocky Mountain Power - North Temple Headquarters Rezoning (Zoning Map Amendment) - Melissa Jensen of the Giv Group representing property owner Utah Power and Light (part of Rocky Mountain Power) is requesting a zoning map amendment for a 3.57 acre parcel of land located at 1223 W North Temple as well as a 1.41 acre portion of the property located at 1407 W North Temple Street. The requested change is from the M-1 - Light Manufacturing district to the TSA-UC-C - Transit Station Area Urban Center Core zoning district. The purpose of the amendment is to accommodate new office headquarters for Rocky Mountain Power that would be located on the combined 4.98 acre site. The rezone of this property and the headquarters office will be the inaugural project in the redevelopment of the larger Rocky Mountain campus in the future. This request only relates to the zoning designation of the identified properties. No specific site development proposal has been submitted or is under consideration at this time. Petition Number: PLNPCM2022-00450 Zoning District: M-1 - Light Manufacturing Council District: District 2, Represented by Alejandro Puy Staff Planner: David J. Gellner Email: david.gellner@slcgov.com Phone Number: 801.535.6107 End of the Public Comment Period: August 30, 2022 Join the Online Open House at: https://bit.ly/slc-openhouse-00450 Northpoint Small Area Plan - The Northpoint Small Area Plan will provide guidance on future development and use of property along 2200 West Corridor in the Northwest Planning Community of Salt Lake City. The previous plan for the area was adopted in 2000. Since that time, the development pressure along the 2200 West Corridor has increased and the interest in annexations of adjacent unincorporated land has increased. The combined forces present a unique challenge for the city and the balancing of sometimes competing values, such as protecting the Salt Lake International Airport, preserving agricultural land and wildlife habitat, and recognizing property rights. The new plan will: - Identify appropriate future land use and development characteristics of the area that can coexist with the Salt Lake City International Airport. - Update future annexation potential for unincorporated land in the vicinity that is within Salt Lake County. - Establish the justification, parameters, and needs necessary to establish a transfer of development rights program for the area. - Identify appropriate infrastructure requirements, including utilities and roadways, to support the future land use in the area. - Identify appropriate elements to support non-automobile transportation to link future employment opportunities to nearby residential areas, both inside and outside of Salt Lake City. - Identify appropriate buffering, building design, and development characteristics to reduce the impacts to agricultural uses, important wildlife habitat, and other uses within the corridor. - Recommend methods to reduce the negative impacts that future land uses may have on air quality, water quality, noise, and light. Petition Number: PLNPCM2022-00687 Council District: Council District 1 represented by Victoria Petro-Eschler Staff Planner: Krissy Gilmore Email: kristina.gilmore@slcgov.com Phone Number: 801.535.7780 End of the Public Comment Period: September 16, 2022 Join the Online Open House at: https://bit.ly/slc-northpoint-plan OCC Industrial Rezone - Salt Lake City has received a request from Will Channell with OCC Industrial, who is under contract for the property, requesting a zoning map amendment to allow development of the property located at approximately 2800 N., 2880 N. and 2760 N. 2200 West. The proposed zoning amendment would rezone three parcels from AG-2 (Agricultural) to M-1 (Light Manufacturing). The subject properties in total are approximately 14.33 acres (624,216 square feet). Plans for future development were not submitted with these applications. Petition Number: PLNPCM2022-00699, PLNPCM2022-00700 and PLNPCM2022-00701 Council District: District 1, Represented by Victoria Petro-Eschler Staff Planner: Diana Martinez Email: diana.martinez@slcgov.com Phone Number: 801.535.7215 End of the Public Comment Period: September 22, 2022 Join the Online Open House at: https://bit.ly/slc-openhouse-00699
