Agenda
Steve McCleery - Inquiring about current zoning on parcels #08-0073-0204 and 0199 These two parcels belong to Tropic Nano or Katie and they are zoned as RRC.
Steve McCleery attended via Google Meets. Prior to the meeting, Steve had reviewed the General Plan and the Tropic Town Code as well as the zoning map. He also brought with him a list of questions. One of his questions was about access to Highway 12. Brook stated that he would need to get with UDOT on planning to put an exit or turning lane. Steve asked about the water situation in the area and realized that we are in a drought and water is hard to come by. Brook stated that his biggest hurdle will be if it's used as commercial, they would have to bring water in from the irrigation company. Brook thinks that they would be able to have septic out there, but also told Steve that he would need to bring this to the Town Council. Steve said that someone had told him about the blue clay issue there but stated he did some research and was able to find some perk tests that were taken and passed. The tests were done by a company named Gem and the tests were done in 2008. Steve asked if you have to over excavate before you build. Kent stated that that is for the blue clay areas. Steve asked what the town would like to see happen there on that land. Brook said that we try to stay away from any conditional use permits. Tracy said that it's in our interest to have everyone be successful in what their goals are. Steve again wanted to know what would be in the best interest for the community. Brook said the easiest thing would be residential but it's his decision and that he would need to bring his proposal back to the committee and town council for approval. Brook also stated that Steve could also bring any of these or any other questions he had to the next town meeting on July 14th. Steve said that he will get on the agenda for the Town Council meeting.
Annette Chynoweth- Saving the barn behind the Heritage Center
Annette stated that she is sentimental and hates to see the last historical building in Tropic be torn down. She asked if it were possible to do a type of fundraiser to raise money to restore the barn.
Annette said she had talked to Gene Anderson earlier and Gene thought that it would be a $30,000 dollar project, which is a lot. Annette was wondering if it were less, if there's something that can be done to save it. Brook suggested she talk to the town council, since they would have the last say. Brook also agreed with her that it would nice to save. A community member, Mavis Strebel commented and said that the property was donated and she wondered if it was in the stipulations that the barn was supposed to stay. Mavis also said she would rather see the Scout House be renovated.
Alma Fletcher- Inquiring about drilling a well in Cannonville.
Alma wants to drill a well in Tropic as a secondary source of water for the town of Cannonville. Alma brought a plot map of where he would like to drill the well. Brook mentioned that Tropic had just protested against someone else drilling a well but since it's for a city, the town of Cannonville would take precedence over that individual and the state may approve it. Alma mentioned that the well would be shallow and he would drill it on McClain's property but would come up out on Tropic's property because it would be drinking water and needs protection. Kent asked if this would affect the town springs. Alma answered no but mentioned that this drainage was the source that got contaminated and that it would affect [Cannonville's] water, if any.
Brook stated that if there was a way to benefit the whole community, there would be a better chance of getting approval. they take this to town board but to also go to the state for a permit. Alma said he has talked to the state and they said they are willing to give him a permit for a test well which would be 100 feet. Alma said he had talked to the state and the state said they are willing to give them a permit to drill a test well. Alma said if we find water, he will come back to the town council and approach them.
Alma will be on the Town Board meeting agenda for July 14.
Brook moved that the meeting be adjourned, and this was agreed upon at 7:10 pm by all committee members who were in attendance.
