ACTIVE PROJECTS // Updated May 31, 2022
This is a list of active projects open for public comment. The list is updated bi-weekly.
BOLANOS PLANNED DEVELOPMENT, PRELIMINARY SUBDIVISION & ACCESSORY DWELLING USE (ADU)
The property owner, Victoria Bolanos, is requesting three application approvals for the property at 918 South 1500 West. The first request is for a Preliminary Subdivision Plat approval to subdivide the property into two-lots. The lot width requirement for both lots in the R-1-5,000 zone is 50 feet and the lot area requirements for both lots is 5,000 square feet. To subdivide the property into two legal lots the applicant will need to request modifications from the code to meet the lot width requirements.
The second request is for a Planned Development approval for modifications to the lot width requirement:
- Lot width modification from 50 feet to 42.93 feet on Lot 1, and 47.63 feet on Lot 2.
The third request is for a Conditional Use approval for an Accessory Dwelling Unit (ADU) to be built on Lot 2 in the rear yard, detached from the existing dwelling. The proposed ADU will have an approximate square footage of 345 square feet and will be 11 feet tall.
This zone is a single-family residential district, where ADUs that are separate from the primary residence must be processed as a conditional use and approved by the Planning Commission. All additional code requirements can be reviewed in Section 21A.40.200 of the Zoning Ordinance.

BROOKLYN AVENUE STREET AND ALLEY VACATION
This is a request from Jonah Hornsby of Jodah One, LLC, the property owner of the adjacent property, to vacate the 13.25-foot-wide alley that bisects the applicant's property and a 40-foot-wide section of Brooklyn Avenue that runs parallel to the subject property (see map below). The portion of the street in question has historically been used by previous owners of 1007 S 500 W as storage and parking. Mr. Hornsby has made this request because he claims it has become a place for 'homeless encampments and dumping grounds,' and because it 'does not get maintained.' The request to vacate the street cannot be approved without also vacating the alley. Brooklyn Avenue and the Alley are located within the CG General Commercial Zoning District and within Council District 5, represented by Darin Mano.

WEST QUARTER BLOCK C - 260 WEST 200 SOUTH DESIGN REVIEW
The applicant, Troy Tueller with Dwell Design Studio, representing the property owner, is requesting Design Review approval to develop the property at approximately 260 W 200 S in the D-4, Downtown Secondary Central Business District. The proposal is to construct a 16 story, multifamily residential, mixed-use building with 323 residential dwelling units. ELECTRIC VEHICLE READINESS ZONING TEXT AMENDMENT
On request of Mayor Mendenhall, Salt Lake City's Sustainability Department is requesting a zoning text amendment to the City's Off-Street Parking chapter to include new standards for electric vehicle-ready (EV-ready) infrastructure for multi-family new-construction properties. The proposed additional requirements stipulate that a minimum of 20% of on-site parking spaces be constructed EV-ready, meaning that they will include electrical conduit and sufficient electrical capacity for the future use of a minimum 200-volt electric vehicle charging station. EV-ready parking spaces do not require an installed charging station. The proposed EV-ready requirement is in addition to the existing EVSE-related requirement of 1 electric vehicle charging station per 25 required parking spaces for multi-family properties.

NORTH ROSE PARK LANE - ANNEXATION AND ZONING MAP AMENDMENTS
JWright Communities, LLC, the property owner is requesting a zoning map amendment for a parcel of land located at 2350 N Rose Park Lane. The requested change is from the AG-2 - Agricultural District to the RMF-75 - High Density Multi-Family Residential District. In conjunction with this request, the owner has filed a petition to annex an adjacent parcel of land he owns from unincorporated Salt Lake County into Salt Lake City. The parcel located at 2441 N Rose Park Lane is approximately 17 acres in size. As part of the annexation, the property a is proposed to be zoned RMF-75. The City has added an additional parcel of City-owned property into the annexation portion of this request. The 5.94 acre parcel located at 2440 N Rose Park is owned by Salt Lake City but is located within unincorporated Salt Lake County. The annexation of the parcel located at 2441 N Rose Park Lane, if successful, would render this parcel as an 'island' of unincorporated land surrounded by properties located within Salt Lake City. To eliminate this condition, this City-owned property would be annexed into Salt Lake City boundaries and would likely be zoned OS - Open Space at City Council's discretion. The OS zoning would be in line with the zoning of the adjacent City properties that are part of the Salt Lake City Regional Athletic Complex.
