PUBLIC NOTICE Public Notice is hereby given that the Planning Commission of the City of St. George, Washington County, Utah, will hold a public hearing at the St. George City offices located at 175 East 200 North, St. George, Utah on Tuesday, February 22, 2022, commencing at 5:00 pm to consider the following: A request to change the Zoning from Agricultural, Minimum lot size 40,000 square feet (A-1) to Residential Estates, minimum lot size 20,000 square feet (RE-20) and Residential Estates, minimum lot size 37,500 square feet (RE-37.5) to create a new residential subdivision. The total property is approximately 16.47 acres. This property is generally located on the south side of 2450 South Street at Crimson Cliffs Way. The applicant is TJ Ventures LLC, and the representative is Bob Hermandson. The project will be known as TJ Ventures Estates. Case No. 2022-ZC-010. A request to consider a zone change amendment to the Riverwoods Business Park Planned Development Commercial (PD-C) zone to add 'Construction trade services, plumbing shop, electrical shop, etc.' to the existing use list. This property is generally located at 904 W. 1600 S. in St. George, Utah. The applicant is HBRM, LLC, and the representative is Chris Peterson. The project will be known as Riverwoods Mill.
