Wednesday, November 17, 2021 Development Review Committee DEVELOPMENT REVIEW COMMITTEE AGENDA PUBLIC NOTICE is hereby given that the Development Review Committee of Spanish Fork, Utah, will hold a regular meeting in the City Council Chambers at the Spanish Fork City Office Building, 40 South Main Street, Spanish Fork, Utah, commencing at 10:00 a.m. This meeting is not available to attend virtually. 1. Approval of Minutes A. September 1, 2021 B. October 6, 2021 C. October 20, 2021 2. Zone Change and Site Plan A. TLM SPANISH FORK. The proposal would impose the Development Enhancement Overlay in order to facilitate additional site improvements for a 5.92-acre property located at 900 East Expressway Lane. 3. Conditional Use Permit and Site Plan A. QUICK QUACK HIGHWAY 6. The request would allow for a car wash with associated vacuum stalls in conjunction with a commercial development located at 722 South Spanish Fork Parkway. 4. Minor Plat Amendment A. LUDLOW PLAT B. A minor plat amendment resulting in two residential lots at 1265 East 1000 South. 5. Zone Change and Preliminary Plat A. FRITZI. The proposal involves changing the current zone from R-R to R-4, R-3, R-1-12 and C-2 in order to allow for Preliminary Plat approval for a Master Planned Development with 319 units along with a portion dedicated for a future commercial use to be located at 1422 South CalPac Avenue. 6. General Plan Amendment A. TRANSPORTATION MASTER PLAN. The proposal involves various revisions to the Transportation Master Plan. 7. Title 15 Amendments. A. IMPACT FEES. Proposed amendments to electrical line text found in City Code 15.4.12.070 Reimbursable Projects. B. MASTER PLANNED DEVELOPMENTS. Potential amendments to requirements for developments with multiple zoning designations. 8. Construction Standards A. PROPOSED AMENDMENTS TO POLICY 4.39 OF THE CONSTRUCTION STANDARDS. 9. Other Business A. Maple Mountain Estates Plat F fence. B. Humphries landscaping. 10. Adjourn
