NOTICE OF MEETING PLANNING COMMISSION CITY OF ST. GEORGE WASHINGTON COUNTY, UTAH Public Notice Notice is hereby given that the Planning Commission of the City of St. George, Washington County, Utah, will hold a Planning Commission meeting in the City Council Chambers, 175 East 200 North, St George, Utah, on Tuesday, August 10, 2021, commencing at 5:00 p.m. The agenda for the meeting is as follows: Call to Order Flag Salute 1. ZONE CHANGE (ZC) (Public Hearing) Legislative A. Consider a request to change the Zoning from C-4 (Commercial) to PD-C (Planned Development Commercial) to allow the County to redevelop their property for a new parking garage. The property is approximately 2.03 acres. This property is generally located on the northwest corner of Tabernacle and Temple Street (200 East). Please see map on back. The applicant is Washington County, and the representative is Nicholle Felshaw. The project will be known as Washington County Garage. Case No. 2021-ZC-054. (Staff - Carol Davidson) B. Consider a request to change the zone from OS (Open Space) and R-3 (multi-Family) to PD-R (Planned Development Residential) on approximately 4.96 acres located north of Gateway Dr, east of Cottonwood Springs Rd, and west of the Twin Lakes Resort subdivision. The proposal consists of 43 townhome units made up of 9 buildings with varying unit counts. The applicant is TCBH, LLC and the representative is Bob Hermandson, Bush & Gudgell, Inc. The project will be known as Twin Lakes. Case No. 2020-ZC-008 (Staff - Mike Hadley) THIS ITEM WILL BE HEARD AT THE AUGUST 24, 2021 PLANNING COMMISSION MEETING. 2. ZONING CHANGE AMENDMENT (ZCA) Legislative Consider a request for a zone change amendment for the Grand Views at Green Valley PD (Planned Development) in order to 1) amend the current zone plan and 2) amend the current zone in order to allow 60 tiny homes on approximately 9.62 acres located generally at 1600 West and Skyrocket Rd. The applicant is Temting, LLC and the representative is Adam Allen. The project will be known as The Flats at Grand View. Case No. 2021-ZCA-053 (Staff -Dan Boles) 3. HISTORIC PRESERVATION LANDMARK STATUS (HPC) Administrative Consider a request to designate the home at 135 South 100 East as a landmark site to be known as the Frederick Blake Home. The applicant is David Healey. Historic Preservation Commission Case No. 2021-HPC-004. (Staff - Carol Davidson) 4. HILLSIDE PERMIT (HS) Administrative Consider a request for a Hillside Development Permit on Twin Lakes. The property is located east of Twin Lakes Dr approximately between 700 N and 800 N. The property is currently zoned Open Space & R-3 (Residential multi-family). The owner is Twin Lakes Rhino LLC. Case No. 2021-HS-006. (Staff - Wes Jenkins) THIS ITEM WILL BE HEARD AT THE AUGUST 24, 2021 PLANNING COMMISSION MEETING. 5. PRELIMINARY PLAT (PP) Administrative A. Consider a request for an amended preliminary plat that adds one (1) additional residential lot to the subdivision known as Abberley Farms Amended and Extended located along Seegmiller Drive at approximately 3300 East. The property is 10.55 acres and is zoned RE-20/A-1. The applicant is Development Solutions Group, representative Ryan Thomas. Case No. 2021-PP-042. (Staff - Wes Jenkins) B. Consider a request for a two (2) lot commercial subdivision known as US Foods Chef's Store located at the southwest corner of the intersection of 3050 East and Panther Way (750 North). The property is 2.43 acres and is zoned C-3. The applicant is Rosenberg Associates, representative Jared Bates. Case No. 2021-PP-041. (Staff - Wes Jenkins) 6. MINUTES Consider approval of the minutes from the July 13 and July 27, 2021, meeting. 7.
