During and following this comment period, the Planning Division will evaluate the proposal against the applicable zoning standards, taking into consideration public comments as they relate to the standards, and develop a recommendation for the Planning Commission.

ELKS BLOCK REDEVELOPMENT PROJECT
David Davis, of Dale Gardon Design, representing Property Reserve, Inc, has submitted applications for a project centered around the former Elks Club Building located at approximately 139 E South Temple. The project is proposed to include:
- Rehabilitation of the Elks Building and connected parking garage, which fronts on 1st Avenue;
- New construction of a residential building, tentatively with 87 units, on the parking lot at approximately 151 E South Temple;
- Rehabilitation of six existing contributing buildings between 124 and 136 E 1st Avenue, and
- Demolition of the contributing building at 120 E 1st Avenue.

NEIGHBORHOOD HOUSE - GREENHOUSE
Ying Peng of FFKR Architects, on behalf of Neighborhood House, the property owner, is requesting planned development approval to construct a greenhouse in the required yard on the Goshen Street frontage of the property. The planned development is sought by the applicant since accessory structures must be set back at least as far as the principal building when the principal building exceeds the required front yard setback.

REDWOOD & INDIANA NODE REZONE
Salt Lake City has received a request from property owner Khiem Tran requesting that the City amend the zoning map for two (2) properties located at 835 S Redwood Road and 1668 W Indiana Avenue respectively. The property at 1668 W Indiana currently contains an individual single-family dwelling while the other property is vacant. The applicant is requesting to change the zoning map designation of the property from R-1/5000 (Single-Family Residential) to R-MU-45 (Residential/Mixed Use). No specific site development proposal has been submitted at this time. The change is consistent with changes identified in the Westside Master Plan which identified the intersection of Redwood and Indiana as the location of a future Community Node which could accommodate both housing and commercial uses. The Master Plan is not being changed.

ARCHITECTURAL NEXUS CB ZONING TEXT AMENDMENT
Salt Lake City has received a request from Architectural Nexus proposing a zoning text amendment to the CB - Community Business zoning district that would allow a 'School: Professional and Vocational (Outdoor)' and associated activities to be allowed on a defined portion of their property at 2545 E. Parleys Way. The property is zoned CB - Community Business zoning district which only allows vocational uses within an enclosed building. The applicant proposes to use a designated portion of their site for the building of Accessory Dwelling Units or tiny homes on an ongoing basis, with the structures donated to the community through a charitable giving program. This proposal would designate an area approximately 3,750 square feet in size at the back of an existing parking lot for this use to occur. To that end, the applicant is proposing an amendment to the CB zoning district to establish a designated 'Build Area' on their site where a 'School: Professional and Vocational (Outdoor)' is allowed. This amendment would not apply to other properties in the CB zoning district or beyond the designated area on this property.

500 PARKVIEW MIXED-USE DEVELOPMENT
Jacob Shirley, Think Architecture, representing the property owner, Alexey Kotov, has submitted an application for Design Review for a mixed-use development (residential & commercial) consisting of 27 apartment units, over 29 structured parking stalls, and approximately 1,200 square feet of commercial space. Vehicular access for the parking garage will be via an alley that runs adjacent to the west of the proposed building and a private drive that the developer will construct onto Sherman connecting the alley through the block.
The applicant has applied for Design Review to address a proposed reduction in the Front & Corner Side Yard Setback requirements.

INTERMOUNTAIN WOOD SOUTH WEST TEMPLE REZONE
The Banks Group, LLC, property owner is requesting that the City amend the zoning map and associated future land use map for their properties located at 1948 & 1950 South West Temple. The requests are part of an effort to expand the existing Intermountain Wood Products operation to meet company needs and to have uniform zoning on their properties which would be consolidated. This project requires both a Zoning Map and Master Plan Amendment.
A) Master Plan Amendment - The associated future land use map in the Central Community Master Plan would be changed from 'Medium Density Residential' to 'Medium Residential/Mixed Use.'
B) Zoning Map Amendment - The main property is currently split-zoned between RMF-35 (Moderate Density Multi-Family Residential) zone on the east portion and GC (General Commercial) zoning on the west portion while the smaller parcel along South West Temple is fully zoned RMF-35. The petitioner is requesting to amend the zoning map designations for the properties or portions that are zoned RMF-35 to GC in order to have uniform zoning on the property.

ENCIRCLE REZONE
Salt Lake City has received a request for a zoning map amendment from McKay Ozuna, representing Encircle Family and Youth Resource Center (property owner), to rezone one parcel from RMF-35 (Moderate Density Multi-family Residential District) to R-MU (Residential/Mixed Use District). There is an existing commercial building already on the property where the property owner provides their services. The proposed rezone to R-MU would allow for the establishment of a caf eatery within the existing building which is not currently permitted under the existing RMF-35 zoning designation.
