March 25, 2021 PLANNING COMMISSION AGENDA The Pleasant Grove City Planning Commission will hold a Public Hearing on Thursday, March 25, 2021 at 7:00 p.m. in the Community Room at the Police and Court Building located at 108 S. 100 E., Pleasant Grove, Utah. The Work Session will be held from 6:30 - 7:00 p.m. at the same location. Work Sessions are public meetings; however, no testimony will be heard, and no official actions will be taken on items discussed during the work session. Although the public is invited to attend all sessions, public comments are accepted only during the regular business session. Public Hearing: Preliminary Condominium Subdivision Plat - Located at approx. 220 S & Pleasant Grove Blvd (Sam White's Lane Neighborhood) Public Hearing to consider the request of McKay Christensen for a 42-lot preliminary condominium subdivision plat, called The Boulevard 120 Subdivision Plat 'A' on property located at approximately 220 South and Pleasant Grove Boulevard in The Grove Zone District - The Boulevard Mixed-Use Overlay. 2. Public Hearing: Preliminary Condominium Subdivision Plat - Located at approx. 220 S & Pleasant Grove Blvd (Sam White's Lane Neighborhood) Public Hearing to consider the request of McKay Christensen for a 32-lot preliminary condominium subdivision plat, called The Boulevard 120 Subdivision Plat 'B' on property located at approximately 220 South and Pleasant Grove Boulevard in The Grove Zone District - The Boulevard Mixed-Use Overlay. 3. Public Hearing: Code Text Amendment - Section 10-19-7 E: Miscellaneous Signs, Electronic Message Signs. (City Wide) Public Hearing to consider a request from Pleasant Grove City to amend City Code Section 10-19-7E: Miscellaneous Signs, Electronic Message Signs. The applicant is proposing to modify the requirements for the establishment of electronic message signs as well as the zones where the signs are permitted. **Continued from March 11, 2021** 4. Public Hearing: Code Text Amendment - Section 10-19-2: Definitions for signs and outdoor advertisement. (City Wide) Public Hearing to consider a request from Pleasant Grove City to amend City Code Section 10-19-2: Definitions for signs and outdoor advertisement. The applicant is proposing to modify the definition of Electronic Message Center and change the established percentage of the total sign area dedicated to the electronic message part. **Continued from March 11, 2021** 5. Public Hearing: City Code Text Amendment - Section 10-15-47C: Accessory Apartments, Owner Occupied (City Wide) Public hearing to consider amendments to City Code Section 10-14-47C: Accessory Apartments, Owner Occupied, to further define the term 'Owner Occupied' for accessory apartments and tiny homes. **Continued from March 11, 2021** 6. Public Hearing: Text Amendment - Section 10-14-27-2E: Storage (The Grove Zone District - Boulevard Mixed-Use Overlay) Public Hearing to consider the request of McKay Christensen to amend City Code Section 10-14-27-2E: Storage, by modifying limitations for storage uses within any unit, only within the Grove Zone District - Boulevard Mixed-Use Overlay. 7. Public Hearing: Text Amendment - Section 10-14-27-3A: Density of Allowed Uses (The Grove Zone District - The Boulevard Mixed-Use Overlay) Public Hearing to consider the request of McKay Christensen to amend City Code Section 10-14-27-3A: Density of Allowed Uses, by changing the requirement for certain dedicated uses, for buildings, parking areas, drive aisles, and/or outparcel directly fronting Pleasant Grove Boulevard, within a minimum buffer of sixty four feet (64'), only within the Grove Zone District - Boulevard Mixed-Use Overlay Review and approve the minutes from March 11, 2021 Planning Commission Meeting.
