Manila Planning and Zoning Public Hearing

Subject: The Manila Planning and Zoning Commission will hold a public hearing on Monday, November 2nd, 2020 at 5:30 P.M. to discuss the proposed 5th East Street Subdivision Plat Modification by Dry Creek Legacy, LLC, and the potential rezone of the property transferred by the modification from Agriculture to R-1-8. A draft of the surveyor's map will be located at the town office. All interested persons are invited to participate and shall be given an opportunity to speak. Those who are interested but are unable to attend are welcome to submit comments to the Manila Planning and Zoning Secretary at the town office.
The following is proposed regarding the 5th East Subdivision Plat Modification:
- Parcel 01-003A-005 through Parcel 01-003A-019 and Parcel 01-003A-0022 through Parcel 01-003A-028 will be enlarged by the owners purchasing land east of their current property line.
o Their east property lines will be extended 60 feet to the east which will result in the current lot depth of 125 feet increasing to 185 feet.
o This increase of lot size is still compliant with the current zoning and approaches the depths of lots on the west side of 5th East Street (i.e., 200 feet deep).
- The land to be purchased by these owner would become an integral part of their current lot(s) and therefore would transition from a zoning of Agriculture to a zoning of R-1-8.
o This requires concurrence from the Town of Manila Planning and Zoning Commission and the Town Council.
- All of the above listed lot owners have entered in to a Land Purchase Agreement to purchase the additional land.
- Following concurrance of the Manila Town Council, the respective lot owners and Dry Creek Legacy, LLC will finalize the land purchase with the associated closing documentation.
- A finalized 5th East Subdivision Modification that accurately reflects these transactions will be recorded at the Daggett County Recorders Office in a single recording.
- Parcel 01-003A-0001 through Parcel 01-003A-0004 are not adjacent to Dry Creek Legacy, LLC property and therefore are unable to purchase additional land from Dry Creek Legacy, LLC.
