PUBLIC NOTICE is hereby given that the Planning Commission of Spanish Fork, Utah, will hold a meeting at the High Chaparral, Spanish Fork Fairgrounds at 475 South Main Street, Spanish Fork, Utah, with a work session commencing at 5:00 p.m. and Planning Commission Meeting commencing at 6:00 p.m. on September 2, 2020.

3. Conditional Use Permit (Public Hearing)
A. 700 NORTH T-MOBILE CELL TOWER. The proposal involves upgrading equipment on an existing tower located at 432 East 700 North.
B. 2500 EAST T-MOBILE CELL TOWER. The proposal involves upgrading equipment on an existing tower located at 2500 East Canyon Road
4. Zone Change (Public Hearing) and Preliminary Plat
A. THE RIDGE PHASE 6 & 7. The proposal requests that two additional phases be added to The Ridge Subdivision creating 22 townhomes and 21 detached single-family homes at 2600 East Avery Lane.
B. GAGE CANYON. The proposal involves changing the zone from R-R to R-1-9 for the development of 36 single-family lots located at 1350 East 800 South.
C. HERITAGE FARMS. The proposal involves changing the zone from R-R to R-1-9 for the development of 53 single-family lots located at 1000 South 1300 East.
5. Zone Change (Public Hearing)
A. 174 SOUTH OVERLAY. The proposal is for the Development Enhancement Overlay to be applied to the property to allow for the conversion of a residential use to an office use located at 174 South Main Street.
B. BLUE OX. The proposal involves having the property rezoned from R-R to R-1-6 to allow for development of single-family homes located at 1895 South Main Street.
C. OKELBERRY TRUCKING. The proposal is for the Self Storage Overlay to be applied to the property to allow for self-storage units to be built on the property located at 1900 North 200 East.
6. General Plan Amendment (Public Hearing)
A. HURST SUBDIVISION. The proposal involves changing the General Plan from Low Density Residential to Medium Density Residential to allow for development of up to 5.37 units per acre located at 3200 East 1530 South.
