NOTICE OF MEETING PLANNING COMMISSION CITY OF ST. GEORGE WASHINGTON COUNTY, UTAH Public Notice Notice is hereby given that the Planning Commission of the City of St. George, Washington County, Utah, will hold a Planning Commission meeting in the City Council Chambers, 175 East 200 North, St George, Utah, on Tuesday, March 10, 2020, commencing at 5:00 p.m. The agenda for the meeting is as follows: Call to Order Flag Salute 1. ZONE CHANGE (ZC) (Public Hearing) Consider a zone change from R-1-10 (Single Family Residential 10,000 sq. ft. minimum lot size) to OS (Open Space) for a wash area (and trail) generally located west of Mall Drive from 110 South Street to approx. 270 South Street on approximately 3.50 acres. The applicant is the City of St George. Case No. 2020-ZC-011 (Staff Ray Snyder) 2. ZONE CHANGE AMENDMENT (ZCA) (Public Hearings) A. Consider a zone change amendment for the Desert Color Residential Planned Development Auburn Hills Phase 7. The proposed application will allow the addition of sixteen dwelling units. Desert Color is generally located east of I-15 and south of Southern Parkway. Case No. 2020-ZCA-010 (Staff Dan Boles) B. Consider a zone change amendment in the PD-C (Planned Development Commercial) zone to allow development of a Maverik C-Store (Convenience Market) and its associated gas pumps and canopy. This zone change amendment includes the review of the use, site plan, vehicular access, parking, landscaping, elevations, rendering, color and materials. The site is generally located at the S/E corner of Dixie Drive and 1600 South Street. Case No. 2020-ZCA-012 (Staff Ray Snyder) C. Consider a zone change amendment for the Red Cliffs Mall. The property is zoned PD-C (Planned Development Commercial). The applicant is proposing to change the Development plan for the mall by adding several pad sites, updated signage, an outdoor plaza, changing building elevations, and realigning the entrance point on Red Cliffs Drive. The property is generally located on the south west intersection of Red Cliffs Drive and Mall Drive. Case No. 2020-ZCA-006 (Staff Dan Boles) 3. PRELIMINARY PLAT (PP) A. Consider a preliminary plat for a ninety-six (96) lot residential subdivision for Desert Horizon. The site is located west of the intersection of Broken Mesa Drive and Day Dream Way in the Desert Canyon development. The property is located on 28.46 acres and is zoned R-1-7 (Single Family Residential, 7,000 sq. ft. lot sizes). The applicant is Development Canyons Development, Inc. and the representative is Ken Miller. Case No. 2020-PP-051. (Staff Wes Jenkins) 4. CITY COUNCIL ACTIONS March 5, 2020 The Community Development Director will report on the items heard at City Council from the January 28, February 11, and February 25 Planning Commission meetings.
