December 12, 2019 PLANNING COMMISSION AGENDA The Pleasant Grove City Planning Commission will hold a Public Hearing on Thursday, December 12, 2019 at 7:00 p.m. in the Community Room at the Police and Court Building located at 108 S. 100 E., Pleasant Grove, Utah. The Work Session will be held from 6:30 - 7:00 p.m. at the same location. Work Sessions are public meetings; however, no testimony will be heard and no official actions will be taken on items discussed during the work session. Although the public is invited to attend all sessions, public comments are accepted only during the regular business session. 6:30 p.m. Work Session (to consider the following items): (a) Commission Business (b) Staff Business 7:00 p.m. Regular Session: Commission Business: a. Public Hearing: Preliminary Subdivision Plat - Located at Approx. 65 E 1100 N (North Field Neighborhood) Public Hearing to consider the request of Jacob Zonts for a 4-lot preliminary flag lot subdivision plat called Zonts Hilton Subdivision Plat 'A,' on property located at approximately 65 East 1100 North in the R1-8 (Single Family Residential) Zone. Continued to 1/9/2020 2. Public Hearing: Conditional Use Permit - Located at 151 E Center St (Old Fort Neighborhood) Public Hearing to consider the request of Brian Thomas for a Conditional Use Permit to allow an accessory structure, approximately 25 ft. in height, on property located at 151 East Center Street in the Downtown Village Zone - Transitional Subdistrict. Withdrawn 12/9/2019 3. Public Hearing: Conditional Use Permit - Located at 1435 W 1800 N (North Field Neighborhood) Public Hearing to consider the request of Matt Nelson for a Conditional Use Permit to allow an accessory structure, approximately 24 ft. in height, on property located at 1435 West 1800 North in the R-R (Rural Residential) Zone. 4. Public Hearing: Preliminary Subdivision Plat - Located at Approx. 1300 W & PG Blvd. (Sam White's Lane Neighborhood) Public Hearing to consider the request of MacDevelopment LLC for a 7 lot (approx. 11.7 acres), mixed-use preliminary subdivision plat called The Boulevard Subdivision Plat 'A,' on property located at approximately 1300 West and Pleasant Grove Boulevard in The Grove Zone District - The Boulevard Mixed-Use Overlay. 5. Public Hearing: Text Amendment - Section 10-11-D-16-C: CS-2 (Commercial Sales-2) Zone, Multiple-Family Residential Development Requirements, Required Building Design Public Hearing to consider the request of Joe Salisbury to amend City Code Section 10-11-D-16-C: CS-2 (Commercial Sales-2) Zone, Multiple-Family Residential Development Requirements, Required Building Design, by changing the requirement for roof pitch within the CS-2 (Commercial Sales-2) Zone. Continued from 11/14/2019 6. Public Hearing: Text Amendment - Section 10-11-D-2: CS-2 (Commercial Sales-2) Zone: Permitted, Conditional and Accessory Uses Public Hearing to consider the request of Joe Salisbury to amend City Code Section 10-11-D-2: CS-2 (Commercial Sales-2) Zone: Permitted, Conditional and Accessory Uses, by amending the Conditional Use #1151 Townhomes, 2 or 3 stories with a garage. Maximum of 6 dwelling units attached per building to allow a maximum of 8 dwellings attached per building, with a Conditional Use Permit within the CS-2 (Commercial Sales-2) Zone. 7. Public Hearing: Text Amendment - Section 10-15: Supplementary Development Standards (City Wide) Public Hearing to consider the request of Pleasant Grove City to amend City Code Section 10-15: Supplementary Design Standards, by adding the following section, Section 10-15-49: Frontage Requirements for Commercial Developments, to specify requirements, for commercial developments only, regarding frontage and accessibility on a public street. Continued to 1/9/2020 Review and approve the minutes from November 7, 2019 and November 14, 2019 Planning Commission Meetings. Elect a Chair and Vice-Chair for the year 2020.
