Also one Agenda item was corrected for the Agenda for August 7, 2019. Item 3, Line 1. 'for property at 2650 N 5900 W' was changed to 'for property at 2650 W 5900 N'.

3. Request by Braden Munk to Re-Zone property at 2650 W 5900 N to enlarge the Res-Ag lot now located there. This item was discussed at length by the committee and it was determined that the request did not meet the requirements in the current code; specifically 7.2.1,- 'The depth of the Residential-Agricultural Zone shall be 290.4 feet measured from the center of the right-of-way. [Adopted January 11, 2012]' Italics added. The committee did not feel they could change the depth with the current wording. Items 7.2.4 and 7.2.5 were also cited.
Several other solutions to this problem were discussed at this time:
a. Change the description of the Res-Ag zone. This would require a public hearing and would change the zone description for the entire Res-Ag Zone.
b. Apply for a variance. This option was discussed at length and due to the fact that a canal runs through the property, it was thought that this option might be the best way to go. Planning and Zoning does not handle variances, but they are sent to a special panel outside the Boards authority.
c. Create a new zone which would address this specific situation. This would also require a Public Hearing.
The Board was sympathetic with Mr. Munks' situation and is looking for ways to make this lot available for him to build on.
