NOTICE OF MEETING PLANNING COMMISSION CITY OF ST. GEORGE WASHINGTON COUNTY, UTAH Public Notice Notice is hereby given that the Planning Commission of the City of St. George, Washington County, Utah, will hold a Planning Commission meeting in the City Council Chambers, 175 East 200 North, St George, Utah, on Tuesday, July 9, 2019, commencing at 5:00 p.m. The agenda for the meeting is as follows: Call to Order Flag Salute 1. GENERAL PLAN AMENDMENT (GPA) (Public Hearings) A. Consider a general plan amendment from LDR (Low Density Residential) to MDR (Medium Density Residential) on approximately 4.56 acres generally located at 1400 E Riverside Drive, east of River Road. The applicant is Feller Ventures LLC and the representative is Brent Gardner, Bush and Gudgell. Case No. 2019-GPA-006 (Staff - Carol Davidson) B. Consider a general plan amendment from LDR (Low Density Residential) to MDR (Medium Density Residential) on 5.09 acres and to COM (Commercial) on 4.40 acres (The total acreage is 9.49 acres). Located at the intersection of River Road and Ft Pierce Drive and called the 'Jones Hill' property. The owner is Parkbench Parners PLLC, the applicant is Loralyn Webb, and the representative is Brandee Walker, Civil Science. Case No. 2019-GPA-008 (Staff - Carol Davidson) 2. ZONE CHANGE AMENDMENT (ZCA) (Public Hearing) Consider a zone change amendment to add more uses to the 'Use List' for the 'Green Door Boutique' located at the northwest corner of 300 North and 500 West. The property is zoned PD-C (Planned Development Commercial) The owner is Sabrie, LLC, the applicant is Curtis and Melanie Hart, and the representative is Jill Paulsen, Realtor. Case No. 2019-ZCA-029 (Staff - Ray Snyder) 3. ZONE CHANGE (ZC) (Public Hearing) Consider a zone change from R-1-10 (Single Family Residential, minimum lot size 10,000 square feet) to R-1-6 (Single Family Residential, minimum lot size 6,000 square feet) for 'Varano Vistas' at Davario (PA-12) on approximately 34.26 acres. This property is generally located at Divario Canyon Drive and Sentieri Vista Drive. Case No. 2019-ZC-30 (Staff - Ray Snyder) 4. HILLSIDE PERMIT (HS) Consider a request for a Hillside Development Permit to allow exclusions of small areas from the slope determination (in accordance with Section 13A-5-3 of the Hillside Ordinance) specifically in the PA-12, PA-13, and PA-14 areas of the Divario (Former 'Lakes') development. The owner is 730 St George, LLC, the representative is Rosenberg Engineering and the areas are generally located west of the intersection of Sunbrook Drive and Plantations Drive. Case No. 2019-HS-004 (Staff - Ray Snyder). 5. CONDITIONAL USE PERMITS (CUP) A. Consider a conditional use permit to allow a steel yard in the M-2 zone in the Millcreek Industrial Park to be called 'The Steel Yard.' Located at 260 N. 3050 E. The representative is Tim Timmons. Case No. 2019-CUP-013 (Staff - Ray Snyder) B. Consider a conditional use permit for the building height for the proposed 'Sakura' Japanese restaurant. The site is located near 1100 East Street and St George Boulevard (vacant lot between Bracken's Auto and Desert Coach RV). The property is zoned C-2 (Highway Commercial). The applicant is Johnny Dong, the architect is Derek Wiggins, and the engineer is MRW Design. Case No. 2019-CUP-014 (Staff - Ray Snyder) 6. BUILDING DESIGN CONCEPTUAL SITE PLAN (BDCSP) Consider a building design conceptual site plan for the proposed 'Sakura' Japanese restaurant. The site is located near 1100 East Street and St George Boulevard (vacant lot between Bracken's Auto and Desert Coach RV). The property is zoned C-2 (General Commercial). The applicant is Johnny Dong, the architect is Derek Wiggins, and the engineer is MRW Design. Case No. 2019-BDCSP-002 (Staff - Ray Snyder) 7. FINAL PLAT (FP) A. Consider a fourteen (14) lot residential final subdivision plat for 'Aspen Estates Phase 8.' The property is located at 2890 South Street and 3210 East Street and is zoned R-1-8 (Single Family Residential, minimum lot size 8,000 sf). The representative is Brad Petersen, Development Solutions. Case No. 2019-FP-032. (Staff Wes Jenkins) B. Consider a fourteen (14) lot residential final subdivision plat for 'Aspen Estates Phase 10.' The property is located at 2890 South Street and 3330 East Street and is zoned R-1-8 (Single Family Residential, minimum lot size 8,000 sf). The representative is Brad Petersen, Development Solutions. Case No. 2019-FP-032. (Staff Wes Jenkins) C. Consider an amended final subdivision plat and utilities easement vacation for 'Lots 21 and 22, Millcreek Industrial Park.' The property is located at 269 N 3050 E and is zoned M-2 (Industrial). The representative is Roger Bundy, R & B Surveying. Case No. 2019-LRE-011 (Staff - Wes Jenkins) D. Consider an amended final subdivision plat for 'Lot 604 Stone Cliff Phase 6.'
