July 11, 2019 PLANNING COMMISSION AGENDA The Pleasant Grove City Planning Commission will hold a Public Hearing on Thursday, July 11, 2019 at 7:00 p.m. in the Community Room at the Police and Court Building located at 108 S. 100 E., Pleasant Grove, Utah. The Work Session will be held from 6:30 - 7:00 p.m. at the same location. Work Sessions are public meetings; however, no testimony will be heard and no official actions will be taken on items discussed during the work session. Although the public is invited to attend all sessions, public comments are accepted only during the regular business session. 6:30 p.m. Work Session (to consider the following items): (a) Commission Business (b) Staff Business 7:00 p.m. Regular Session: Commission Business: a. Public Hearing: Preliminary Subdivision Plat - Located at approx. 2054 W Grove Parkway (Sam White's Lane Neighborhood) Public Hearing to consider the request of David Sells for a 2-lot preliminary subdivision plat, called Grove Creek Center Commercial Subdivision Plat B on property located at approximately 2054 West Grove Parkway in The Grove Zone - Interchange Subdistrict. 2. Public Hearing: Preliminary Subdivision Plat - Located at approx. 1809 W State St. (Sam White's Lane Neighborhood) Public Hearing to consider the request of Spencer H. Wright for a 3-lot preliminary subdivision plat, called Grove Commons Subdivision Plat C on property located at approximately 1809 West State Street in The Grove Zone - Commercial Sales and Mixed Housing Subdistrict. 3. Public Hearing: Preliminary Subdivision Plat - Located at approx. 671 S Pleasant Grove Blvd. (Sam White's Lane Neighborhood) Public Hearing to consider the request of Aaron Wagner for a 2-lot preliminary subdivision plat, called Dana Point Plat C on property located at approximately 671 South Pleasant Grove Boulevard in The Grove Zone - Commercial Sales Subdistrict. 4. Public Hearing: Site Plan - Located at 633 & 671 S Pleasant Grove Blvd. (Sam White's Lane Neighborhood) Public Hearing to consider a request of Aaron Wagner for a site plan for two multi-tenant retail buildings on property located at 633 and 671 South Pleasant Grove Boulevard in The Grove Zone - Commercial Sales Subdistrict. 5. Public Hearing: Preliminary Subdivision Plat - Located at approx. 1283 E 300 N (Grove Creek Neighborhood) Public Hearing to consider the request of Marty Beaumont for a 3-lot preliminary subdivision plat, called Walker Ridge Plat C on property located at approximately 1283 East 300 North in the R1-10 and R1-12 (Single Family Residential) Zones. 6. Public Hearing: Annexation -Located at approx. 2295 W 700 S (Sam White's Lane Neighborhood) Public Hearing to consider amending Pleasant Grove City boundaries by annexing parcels from Utah County, with the sales tax number of 14:054:0154, 14:054:0155, 14:054:0152, and surrounding areas along the I-15 corridor, totaling an area of 13.27 acres. The aforementioned area, known as the Better Investment Annexation, will receive the zoning designation of The Grove Zone, Interchange Subdistrict. . 7. Public Hearing: Text Amendment - Section 10-14-24-1-C3: The Grove Commercial Sales Subdistrict, Conditional Uses. (Sam White's Lane Neighborhood) Public Hearing to consider the request of Clare Moon to amend City Code Section 10-14-24-1-C3: The Grove Commercial Sales Subdistrict, Conditional Uses, by changing the conditions and requirements for the establishment of Use # 6399 Reception Centers, within the Grove Zone and limited to the Commercial Sales Subdistrict. 8. Public Hearing: Preliminary Subdivision Plat - Located at 1475 W State St (Sam White's Lane) Public Hearing to consider the request of Larry Myler for a 2-lot, preliminary subdivision plat called Hidden Springs Subdivision Plat 'A' on property located at 1475 West State Street in the Grove Mixed-Use (GMU) Overlay Zone. 9. Public Hearing: Preliminary Subdivision Plat - Located at approx. 1473 W State St (Sam White's Lane) Public Hearing to consider the request of Richmond American Homes for an expandable residential condominium plat called Hidden Springs Subdivision Condominium Plat 'A,' on property located at approx. 1471 W 300 N in the Grove Mixed-Use (GMU) Overlay Zone. Review and approve the minutes from June 27, 2019 Planning Commission Meetings.
