NOTICE is hereby given that the WASATCH COUNTY PLANNING COMMISSION will hold a Public Hearing on September 20, 2018 at 7:00 p.m. in the Wasatch County Council Chambers, located at 25 North Main Street, Heber City, to consider the following items; and that the Wasatch County Council will hold a Public Hearing on Oct. 3, 2018 at 6:00 p.m. in the Wasatch County Council Chambers to hear the following items advanced to the County Council by the Planning Commission:
1. David Belcher is requesting a plat amendment to the Extension of Lot 209 of Timber Lakes Plat 2 to add an additional 14.318 acres from outside the subdivision to lot 209. The new lot would be 26.365 acres in size. Lot 209 is located at 8622 E Lake Creek Road with all parcels located in Section 4 of Township 4 South, Range 6 East in the Mountain (M) zone. 2. Daniel Thurgood, representing TAEC and Verizon Wireless and on behalf of Jordanelle Special Service District (JSSD), is requesting a conditional use permit for a 100 foot cell tower on JSSD property located at 12933 East Forest Creek Road in the Wolf Creek Ranch Subdivision. The parcel is located in Section 13 of Township 4 South, Range 6 East. Continued from the August 23, 2018 meeting.
3. VR Acquisitions, LLC requests Final Subdivision approval for the Juniper Draw Phase 2 Subdivision, a one lot subdivision at Victory Ranch consisting of 0.846 acres located east of Juniper Draw lot 185 in Section 31, Township 2 South, Range 6 East in the Jordanelle Basin Overlay Zone (JBOZ).
4. Berg Engineering, representative for Kay Probst Trust, requests a Plat Amendment approval for the Kay Probst Subdivision. The proposal is to add approximately 3.49 acres, including one new 1.26 acre lot, to the existing 0.54 acre, one-lot subdivision, resulting in a two-lot subdivision on 4.03 acres located at 1325 Stringtown Road in Section 10, Township 4 South, Range 4 East in the Residential Agriculture 1-acre (RA-1) zone. *If forwarded, the recommendation by the Planning Commission on this item will be considered by the County Council as the Land Use Authority, at a Public Hearing on Oct. 3, 2018.
5. David Cummings requests Preliminary Subdivision approval for Berg Ridge, a proposed large scale development consisting of 182 ERUs on 180.81 acres located east of Tuhaye and north of the Jordanelle reservoir in Section 26, Township 2 South, Range 5 East in the Jordanelle Basin Overlay Zone (JBOZ). *If forwarded, the recommendation by the Planning Commission on this item will be considered by the County Council as the Land Use Authority, at a Public Hearing on Oct. 3, 2018.
6. Rich Wolper, representative for JOVID Mark Residences LLC / JOVID Mark LLC, requests a plat amendment to amend parcels 2, 3, 4, 5 and 7 of the JOVID Mark subdivision plat. The amendment is to record the condo air space plats that create the individual units, common areas and amenities for the JOVID Mark Hotel. The proposal is located at 909 W. 7. A proposed ordinance amending 16.27.10(C1t) regarding the requirement for overall preliminary approvals for subdivisions. The code currently requires that applicants prepare an overall preliminary application that covers the entire property owned by the applicant. This proposal would allow larger acre projects and projects with larger amounts of density to do a phased preliminary approval. *If forwarded, the recommendation by the Planning Commission on this item will be considered by the County Council as the Land Use Authority, at a Public Hearing on Oct. 3, 2018.
8. Dallas Nicoll, representative for Mike Wolfgramm, requests a Plat Vacation to remove Lot 8 from the Parker Agricultural Subdivision so that it can be developed as the proposed Wolfgramm Subdivision located at approximately 2500 East Wild Mare Way in Section 10 Township 4 South, Range 5 East in the Residential Agriculture 1-acre (RA-1) zone. *If forwarded, the recommendation by the Planning Commission on this item will be considered by the County Council as the Land Use Authority, at a Public Hearing on Oct. 3, 2018.
9. 10. 11. Mark Garza, representative for Cardinal Funding LLC, is requesting preliminary plat and site plan approval for Wasatch Commons, a residential project east of the existing Wasatch Commons Apartment complex. The applicant is proposing 331 ERUs/units on 114.46 acres. This property is located at approximately 3600 North Highway 40 in Sections 19 and 20 of Township 3 South, Range 5 East in the North Village Overlay Zone (NVOZ). *If forwarded, the recommendation by the Planning Commission on this item will be considered by the County Council as the Land Use Authority, at a Public Hearing on Oct. 3, 2018.
