NOTICE OF MEETING PLANNING COMMISSION CITY OF ST. GEORGE WASHINGTON COUNTY, UTAH Public Notice Notice is hereby given that the Planning Commission of the City of St. George, Washington County, Utah, will hold a Planning Commission meeting in the City Council Chambers, 175 East 200 North, St George, Utah, on Tuesday, June 26, 2018, commencing at 5:00 p.m. ------------------------------------------------------------------------------------------------------------------- The agenda for the meeting is as follows: Call to Order Flag Salute 1. ZONE CHANGE (ZC) (Public Hearing) Consider a zone change from PD-C/R (Planned Development Commercial and Residential) to PD-R (Planned Development Residential) on 6.04 acres for 'Sunbrook Hollow Townhomes.' The property is located at 415 South Dixie Drive (behind the existing building on the property). The owner is Wall Future Growth LLC and the representative is Jordan Wall. Case No. 2018-ZC-022 (Staff - John Willis). 2. ZONE CHANGE AMENDMENT (ZCA) (Public Hearing) Consider a zone change amendment to create a townhome project called 'The Vue at Green Valley.' The property is zoned PD-R (Planned Development Residential) and is located to the south of Green Valley Spa, east of the Estancia Resort, and north of Trendwest. The ownewr is GVS Holdings LLC and the representative is MRW. Case No. 2018-ZCA-021 (Staff - Ray Snyder). 3. CONDITIONAL USE PERMITS (CUP) A. Consider a conditional use permit request from 'Allstar Storage' to allow living quarters for an on-site manager at the existing self storage facility in a new 2-story building (site addition). The property is located at 896 North Westridge. The property is zoned C-3 (General Commercial). The applicant is Karren Christie. Case No. 2018-CUP-011. (Staff - Ray Snyder) B. Consider a request to construct a detached residential RV garage that will exceed 15 ft. unless a CUP is granted for a greater height. The property is located at Lot 89 of the 'Meadow Valley Farms Phase 7' subdivision. The zoning is RE-20 (Residential Estate 20,000 sq. ft. minimum lot size) and R-1-10 (Single Family Residential 10,000 square foot minimum lot size). The representative is Vincent Terry. Case No. 2018-CUP-013 (Staff - Ray Snyder) 4. AMENDED FINAL PLAT (LRE) Consider an amended final subdivision plat for 'Lot 6 & 7B Fort Pierce Industrial Park' located at 3807 South 1600 East Circle. The property is zoned M-1 (Industrial). The representative is Reid Pope, L.R. Pope Engineering. Case No. 2018-LRE-011 (Staff - Wes Jenkins) 5. PRELIMINARY PLATS (PP) A. Consider a thirty-nine (39) lot residential preliminary plat subdivision for 'Crimson Meadows' located at approximately 3000 East and Rasmussen Drive. The property is zoned PD-R (Planned Development Residential). The representative is Jared Madsen, Alpha Engineering. Case No. 2018-PP-033 (Staff - Wes Jenkins) 6. MINUTES Consider approval of previous meeting minutes. 7. CITY COUNCIL ACTIONS - June 21, 2018 (Note: The Planning Director will summarize the council actions at the PC meeting) Public Hearings 1. There were no public hearings at the City Council meeting on June 21st. CUP's 1. Granny's Place - assisted living in a residence. 2. Bloomington Electrical Sub Station 3.
