March 29, 2018 LEHI CITY PLANNING COMMISSION NOTICE OF PUBLIC HEARING On April 12, 2018 at 7:00 p.m. at the Lehi City Council Chambers located at 153 North 100 East, the Lehi City Planning Commission will hold a public hearing to receive public comment on the following items: Public hearing and recommendation of Brandon Hatch's request for review of a zone change on approximately 8.33-acres of property located at 1385 West 700 South changing the zoning from a TH-5 to an R-1-22 zone. Public hearing and recommendation of Rimrock's request for review of a zone change on 12.01-acres of property located at approximately 1350 East 200 South changing the zoning from Commercial to TOD. Public hearing and recommendation of Stephanie Summers' request for the Summers Subdivision concept, a 3-lot residential development located at 590 North 200 West in an R-2 zone. Public hearing and recommendation of Gold Stream Partners' request for review of a zone change on 3.15-acres of property located at 708 West Main Street changing the zoning from A-1 to Commercial. Public hearing and recommendation of Ivory Homes' requests for review of an Area Plan Amendment for Holbrook Farms, bringing additional property into the existing approved area plan. Public hearing and recommendation of Ivory Homes' request for review of a zone change (Turpin Property) on approximately 71-acres of property located at approximately 2100 North 3600 West changing the zoning from TH-5 to PC. Public hearing and recommendation of Tony Trane's request for review of the River Park Plat B preliminary subdivision, a 6-lot residential development located at approximately 1300 North 2800 West in an R-1-22 zone. Public hearing and recommendation of Steelwater Ranches request for review of The Meadows at Lakeside preliminary subdivision, a 47-lot residential development located at approximately 1625 South 1700 West in an approved R-1-8 zone. Public hearing and recommendation of Brandon McDougald's request for review of the Jaguar Land Rover zone change on 3.48-acres of property located at approximately 2300 North Ashton Boulevard changing the zoning from Commercial to Regional Commercial. Public hearing and recommendation of Brandon McDougald's request for review of a Development Code Amendment to add automotive service and repair as a permitted use in the Regional Commercial zone. Public hearing and consideration of Philip Elia's request for approval of the Jaguar Land Rover concept plan, a 3.48-acre automotive facility located at approximately 2300 North Ashton Boulevard. Public hearing and recommendation of Lehi City's request for a Development Code Amendment to Chapter 26, amending setback requirements for accessory buildings. Public hearing and recommendation of Lehi City's request for a Development Code Amendment to Chapter 39, Definitions, amending the definition for Bed and Breakfast. Public hearing and recommendation of Lehi City's request for Development Code amendments to Chapters 6, 8, 9, and 10. Public hearing and recommendation of Lehi City's request for a Development Code Amendment to Chapter 20, Home Occupations. Public hearing and recommendation of Ivory Homes request for review of an Area Plan Amendment for Holbrook Farms, realigning roadways and readjusting land use pods in the existing approved area plan. Public hearing and recommendation of Brandon Hatch's request for review of the Mahana Development concept, an 8-lot residential development located at 1385 West 700 South in a proposed R-1-22 zone. Public hearing and consideration of John Blatter's request for approval of a new layout for the iServe office/warehouse concept located at 61 West State Street in a Mixed Use zone. Public hearing and consideration of Mike Hanyon's request for approval of the R&E Properties site plan and conditional use, an office/warehouse development located at 550 West State Street in a Mixed Use zone. Public hearing and recommendation of Jeffrey Bernson's request for review of the Drew Downs general plan amendment on 10.10-acres of property located at approximately 710 West Main Street changing the land use designation from VLDRA, MDR & NC to Commercial and Neighborhood Commercial. Public hearing and recommendation of Jeffrey Bernson's request for approval of the Downs Commercial concept, a 4.02-acre commercial development located at 710 West Main Street in a proposed Commercial zone. Public hearing and recommendation of JDH Development's request for review of The Estates at Lehi Ranches preliminary subdivision, a 10-lot residential development located on the northwest corner of Center Street & Pioneer Crossing in an R-1-22 zone.
