NOTICE is hereby given that the WASATCH COUNTY PLANNING COMMISSION will hold a Public Hearing on April 12, 2018 at 7:00 p.m. in the Wasatch County Council Chambers, located at 25 North Main Street, Heber City, to consider the following items:
1. Mike Petersen, representative for Lindsay Hills Views, LLC, is requesting preliminary plat approval of a large scale subdivision known as The Views at Lindsay Hill - North. The applicant is proposing a 6 lot subdivision on approximately 10.06 acres. The proposed subdivision is located at approximately 70 South 2400 East (parcels 00-0020-1814 and 00-0008-9339) in Section 3, Township 4 South, Range 5 East in the RA-1 (Residential Agricultural 1- Acre) zone. *If forwarded, the recommendation by the Planning Commission on this item will be considered by the County Council as the Land Use Authority, at a Public Hearing on April 18, 2018.
2. Daniel Thurgood, representative for Technology Associates and Verizon Wireless, is requesting a conditional use permit for an 80' monopole (with platform) and equipment area on Parcel E of Wolf Creek Ranch Plat 4A Amended (parcel #00-0020-0965). Parcel E is 5 acres in size and is located at 4595 North Wolf Creek Ranch Road in Section 13, Township 3 South, Range 6 East in the P-160 (Preservation 160-Acre) zone.
3. Patrick Todd, representative for Holmes Homes and Western States Ventures LLC, is requesting a one-year extension of the Final site plan and plat approval for a mixed use project known as Wasatch Springs Lot 7. The proposal was granted final approval April 13, 2017. The proposal consisted of 58 attached townhome units and 33.500 SF (gross) of commercial office space on 11.22 acres. The proposal is located on the east side of Jordanelle Parkway at approximately 13750 North Jordanelle Parkway in Section 6, Township 2 South, Range 5 East in the Jordanelle Basin Overlay Zone (JBOZ).
4. Jacob and Megan McPhie are requesting a plat amendment to Timber Lakes Plat 10 Amended of the Timber Lakes subdivision to combine Lots 1047, 1048 and 1049 into two building lots. The lots are located at 2539 South Timber Lakes Drive (Lot 1049), 9763 East Clubhouse Road (Lot 1048) and 9785 East Clubhouse Road (Lot 1047) in Sections 15, Township 4 South, Range 6 East in the Mountain zone.
5. Paul Linford, representative for North Village Properties LLC, is requesting preliminary plat approval of a large scale subdivision known as North Village Views (formerly North Village Green and The Views at North Village). The applicant is proposing 257 ERUs on approximately 38 acres. The proposal consists of a mix of townhome, condo, apartment and detached single family lots. The proposal is located at 3380 North Highway 40 in Section(s) 18, 19, and 20, Township 3 South, Range 5 East in the North Village Overlay Zone (NVOZ). *If forwarded, the recommendation by the Planning Commission on this item will be considered by the County Council as the Land Use Authority, at a Public Hearing on April 18, 2018.
6. Mark Garza, representative for Cardinal Funding LLC, is requesting preliminary plat and site plan approval for Wasatch Commons, a residential project east of the existing Wasatch Commons apartment complex. The applicant is proposing 384 ERUs/units on 114.83 acres. This property is located at approximately 3600 North Highway 40 in Sections 19 and 20 of Township 3 South, Range 5 East in the North Village Overlay Zone (NVOZ). *If forwarded, the recommendation by the Planning Commission on this item will be considered by the County Council as the Land Use Authority, at a Public Hearing on April 18, 2018.
7. Summit Engineering, representative for Eduard Vozar, is requesting Final Plat approval of a large scale subdivision known as Christensen Farms Subdivision. The applicant is proposing 33 lots on 43.387 acres. The property is located on the west side of 2400 East at approximately 1600 South in Section 9, Township 4 South, Range 5 East in the RA-1 (Residential Agricultural 1-Acre) zone.
