NOTICE OF PUBLIC HEARING
Notice is hereby given that on Monday, January 15, 2018 at 7:30 p.m. in the basement of the Orderville Town Office located at 425 East State Street, Orderville, Utah, the Orderville Town Planning Commission will hold a public hearing to vacate a portion of a 25' public utility easement, said easement being located in the Northwest Quarter of Section 9, Township 41 South, Range 7 West, Salt Lake Base and Meridian. The perimeter of said portion being more particularly described as follows: Beginning at that point where the Westerly edge of said easement intersects the lot line common to Lots 42 and 43 of said Quarter Circle H Ranch Subdivision. Said point located North 1°02'30' East 301.64 ft along the section line and North 84°48'03' East 127.02 ft from the Quarter Corner common to Sections 8 and 9, and running thence North 15°10'03' West 180.57 ft along the West line of said easement; thence Northeasterly 23.44 ft along the arc of a 65.00 ft radius, non-tangent curve to the left (Radius bears: North 22°24'15' West) through a central angle of 20°39'46' to a point of reverse curvature; thence Northeasterly 3.05 ft along the arc of a 25.00 ft radius, reverse curve to the right through a central angle of 6°59'00' to a point on the Easterly line of said easement; thence South 15°10'03' East 193.26 ft along the Easterly line of said easement to its intersection with the lot line common to Lots 42 and 43 of said Quarter Circle H Ranch Subdivision; thence South 84°48'03' West 25.38 ft along said lot line to the Point of Beginning. Affecting approximately 4,652 sq. ft. or 0.1068 acres. Then relocate to a 15' public utility easement (7.5' of said public utility easement to be on the adjacent property to the west) to the very western/southern boundary of Lot 42, for Adam R. and Emily George, Quarter Circle H Ranch Subdivision.
At the time and place set forth above, all interested persons may appear and will be given an opportunity to be heard either in support of or in opposition to the application for vacating a portion of a 25' public utility easement and relocating to a 15' public utility easement, within a subdivision plat.
