Notice is hereby given that the Planning Commission of the City of St. George, Washington County, Utah, will hold a Planning Commission meeting in the City Council Chambers, 175 East 200 North, St George, Utah, on Tuesday, July 11, 2017, commencing at 5:00 p.m.

1. BUILDING DESIGN CONCEPTUAL SITE PLAN (BDCSP) and PARKING DETERMINATION (PRKG)
Consider a request for approval of a proposed building design and conceptual site plan along with a parking determination for developing a water park and family entertainment center to be called 'Splash City Adventure Park.' The property is located at approximately 2200 East Middleton Drive and Red Hills Parkway. The property is zoned C-3 (General Commercial). The applicant is Red Cliffs Development and Investments LLC and the representative is Mr. Eric McFadden. Case No. 2017-BDCSP-003 and Case No. 2017-PRKG-001. (Staff - Ray Snyder)
2. CONDITIONAL USE PERMIT (CUP)
Consider a request to construct a waterslide tower that exceeds the allowable maximum building height of thirty-five feet (unless a greater height is approved by the City Council after recommendation by the Planning Commission) for 'Splash City Adventure Park.' The property is located at approximately 2200 East Middleton Drive and Red Hills Parkway. The property is zoned C-3 (General Commercial). 3. ZONE CHANGE AMENDMENT (ZCA) (Public Hearing)
Consider a zone change amendment to Lot 3 of the 'The Fields at Mall Drive' commercial subdivision to develop a professional building for 'Riverside Dental.' The property is on 1.04 acres, is zoned PD-C (Planned Development Commercial), and is located in the 'Lin's' Shopping Center (The Fields at Mall Drive Commercial Subdivision Phase 1) on 3000 East Street. 4. GENERAL PLAN AMENDMENTS (GPA) (Public Hearings)
A. Consider a General Plan Amendment to amend the General Plan from PO (Professional Office) & LDR (Low Density Residential) to HDR (High Density Residential) on approximately 7.91 acres. The property is located in the vicinity of the intersection of Valley View Drive & Sunset Boulevard. The representative is Mr. Dave Nasal. Case No. 2017-GPA-006 (Staff - John Willis)
B. Consider a General Plan Amendment to amend the General Plan from LDR (Low Density Residential) to COM (Commercial) on approximately 2.63 acres. The property is located on Pioneer Road west of the I-15 Freeway, north of 'Monster Storage,' and east of Bloomington Ranches Phase 7 Subdivision. C. Consider a General Plan Amendment to amend the General Plan from MDR (Medium Density Residential) & LDR (Low Density Residential) to IND (Industrial) on approximately 4.23 acres and to also 'clean-up' the General Plan from MDR (Medium Density Residential) & LDR (Low Density Residential) to IND (Industrial) on approx. 4.29 acres. This project is called 'Fossil Hills.' The 4.23 acres of property is located north of the existing Sunroc Block Plant. The 4.29 acres is the northern part of the existing Sunrock Block Plant.
