NOTICE OF MEETING PLANNING COMMISSION CITY OF ST. GEORGE WASHINGTON COUNTY, UTAH Public Notice Notice is hereby given that the Planning Commission of the City of St. George, Washington County, Utah, will hold a Planning Commission meeting in the City Council Chambers, 175 East 200 North, St George, Utah, on Tuesday, October 25, 2016, commencing at 5:00 p.m. --------------------------------------------------------------------------------------------------------------------- The agenda for the meeting is as follows: Call to Order Flag Salute 1. ZONE CHANGE AMENDMENT (ZCA) (Public Hearing) Consider a zone change amendment for development of a three story, 64 ft. high DRMC-IHC - Cancer Center. This property is generally located at approximately 600 South and 1500 East accessing Medical Center Drive. The applicant is IHC Health Services, Inc. and the representative is Mr. Mark Babbitt, Great Basin Engineering. Case No. 2016-ZCA-034 (Staff - Ray Snyder) Note: Tabled at 9/27/2016 & 10/11/2016 PC meeting - pending color & materials board submittal 2. CONDITIONAL USE PERMITS (CUP) A. Consider a conditional use permit for a sixty-five (65') foot tall cell tower for Verizon Wireless. This project is called 'UT-4 Bloomington.' The property is zoned OS (Open Space) and is located at 650 We Man-O-War (in Bloomington Park). The representative is Mr. Jared White. Case No. 2016-CUP-023 (Staff - Ray Snyder) B. Consider a conditional use permit for an eighty foot (80') tall cell tower for Verizon Wireless. This project is called 'UT-4 Horseman Park.' The property is zoned RE-12.5 and is located near 3167 South 2350 East (Intermediate School) within the park at 'The Fields of Little Valley'. The representative is Mr. Jared White. Case No. 2016-CUP-024 (Staff - Ray Snyder) C. Consider a request to construct a four (4) story hotel 'Staybridge Suites' that exceeds the allowable maximum building height of thirty-five feet (35'). The property is located at approx. 200 East Sunland Drive. The zoning is C-3 (General Commercial). The representative is Buish & Gudgell, Inc. Case No. 2016-CUP-022 (Staff - Ray Snyder) 3. BUILDING DESIGN CONCEPTUAL SITE PLAN (BDCSP) Consider a building design conceptual site plan (BDCSP) for an update of the existing building and a 3,300 sq. ft. addition to 'Heritage Home & Garden' located at 770 East 700 South Street. The property is zoned C-3 (General Commercial). The applicants are Eric and Joni Christensen. Case No. 2016-BDCSP-003 (Staff - Ray Snyder) 4. PRELIMINARY PLATS (PP) A. Consider approval of a preliminary plat for a three (3) lot residential subdivision called 'Hidden Valley Phase 9' located at Hidden Valley Drive and Athens Drive. The property is zoned PD-R (Planned Development Residential). The representative is Mr. Rick Meyer, Bush and Gudgell. Case No. 2016-PP-031 (Staff Wes Jenkins) B. Consider approval of a preliminary plat for a thirty (30) lot residential subdivision called 'Sequoia Estates Phase 2' located at Marietta Drive and Maple Mountain Drive. The property is zoned R-1-8 (Single Family Residential, 8,000 s.f. lot sizes). The representative is Mr. Steve Kamlowsky, Development Solutions Group. Case No. 2016-PP-033 5. PARKING (PRKG) Consider a parking ratio of 1:150 for restaurants for the 'Shoppes at Zion.' The proposed ratio would allow an additional 6,000 sq. ft. of retail space to be allocated to restaurant use. The commercial center is located at 250 N Red Cliffs Drive. Case No. 2016-PRKG-002. 6. FINAL PLATS (FP) A. Consider a fifteen (15) lot residential final plat subdivision for 'The Ledges of St George Sand Cove Phase 1.' The property is located at approximately 1480 West and 4900 North (Ledges Development) and is zoned PD-R (Planned Development Residential). The representative is Mr. Brad Petersen, Development Solutions. Case No. 2016-FP-051. (Staff - Wes Jenkins) B. Consider a fifteen (15) lot residential final plat subdivision for 'Desert Heights Phase 1.' The property is located at approximately 330 East and 6300 South (south of the Southern Parkway) and is zoned R-1-10 (Single Family Residential 10,000 sq. ft. minimum lot size). The representative is Mr. Brad Petersen, Development Solutions. Case No. 2016-FP-066. (Staff - Wes Jenkins) C. Consider a final plat roadway dedication for 'Ridge Top Drive.' The property is located at approximately 500 West and 300 South (old airport) and is zoned OS (Open Space) and C-2 (Highway Commercial). The representative is Mr. Brandon Anderson, Rosenberg Associates. Case No. 2016-FP-064. (Staff - Wes Jenkins) 7. JOINT WORK SHOP MEETING There will be a joint workshop between the City Council and the Planning Commission to discuss 'Active Transportation' on October 27, 2016.
