NOTICE is hereby given that the WASATCH COUNTY PLANNING COMMISSION will hold a Public Hearing on January 15, 2015 at 7:00 p.m. in the Wasatch County Council Chambers, located at 25 North Main Street, Heber City, to consider the following items: 1. Alan Sibson, representative for Ralph and Patricia Ladd, is requesting a plat amendment to Timber Lakes plat 21, to combine lots 2101 & 2102 into one lot. The proposal is located at 12041 East and 12081 East Hawk Lane in Section 24, Township 4 South, Range 6 East in the M (Mountain) zone. *Recommendation by the Planning Commission on this item will be considered by the County Council as the Land Use Authority, at a Public Hearing on January 21, 2015*. 2. Mike Barton is requesting a plat amendment to Timber Lakes plat 16 ?C?, sheet 4 of 5, to combine lots 1655 & 1656 into one lot. The proposal is located at 11623 East and 11649 East Marigold Lane in Section 23, Township 4 South, Range 6 East in the M (Mountain) zone. *Recommendation by the Planning Commission on this item will be considered by the County Council as the Land Use Authority, at a Public Hearing on January 21, 2015*. 3. Kelly Seale is requesting a plat amendment to the 40 Dam Acres plat to combine half of lot 5 with lot 6, creating one lot. The proposal is located at 10360 South and 10390 South 40 Dam Acres Road in Section 20, Township 4 South, Range 10 West in the P-160 (Preservation 160-acre) zone. *Recommendation by the Planning Commission on this item will be considered by the County Council as the Land Use Authority, at a Public Hearing on January 21, 2015*. 4. Paul Berg, representative for Terryl Miller, is requesting a conditional use permit for a caretaker dwelling. The request would allow the existing home to be used as a caretaker dwelling on the 12.01 acre parcel and construction of a larger main home in the future. The proposal is located at 1821 North Dutch Canyon Road in Section 23, Township 3 South, Range 4 East in the RA-1 (Residential Agricultural 1-acre) zone. 5. Mark Johnson, representative for Questar Gas, is requesting a conditional use and site plan approval for a high pressure natural gas launcher, receiver and regulator station on a .36 acre parcel of property. The proposal is located at 4050 North Highway 40 between the canal and the old highway 40 alignment in the NVOZ (North Village Overlay Zone). 6. Esther Thompson, representative for Warm Valley Market, is applying for a Temporary Use Permit to operate a seasonal market from June to October, accommodating small vendors. They anticipate 10-15 vendors initially, but want the flexibility to expand as interest increases. The market will be located on 1.1 acres on the southeast corner of Oak Hill Lane and Main Canyon Road in Wallsburg in the RA-5 (Residential Agricultural 5-acre) zone. 7. Berg Engineering, representative for CH47, LLC, is requesting conditional use and site plan approval for storage units. The proposal is located at the existing Strawberry Storage facility at 1590 South Highway 40 in the C (Commercial) zone. 8. Daniel Cabrera is requesting a conditional use permit for a dog kennel (up to 8 dogs) on 1.03 acres located at 1895 East Wall Street in the RA-1 (Residential Agricultural 1-acre) zone. 9. Paul Cook, representative for Wasatch Tank Lines, is requesting a conditional use permit and site plan approval for corporate offices in the former Western Traditions building and parking for up to six semi-trucks and trailers on the adjoining property to the north. The property formerly facilitated a log mill operation. The applicant is also proposing that the tanker trucks access the property off of 2400 North through an access that is just east of the current Western Traditions building, rather than directly off of Highway 40. The proposal is located at 2383 South Highway 40 in the C (Commercial) zone. 10. Richard Wolper, representative for JOVID hotel LLC., is requesting a conditional use and site plan approval for a hotel on approximately 11.74 acres. The proposed hotel is for 250 rooms. The proposal is located between Highway 248 and Peace Tree Trail with frontage and access on Peace Tree Trail and south of the Iroquois phase 2 units and more specifically located in Section 6, Township 2 South, Range 5 East in the JBOZ (Jordanelle Basin Overlay Zone). All interested persons are invited to attend. A briefing will be held in the Council Chambers at 6:30 p.m. to review the evening?s issues. This briefing will be for discussion purposes only between the Planning Staff and the Planning Commission. No action will be taken. The public may attend; however, no public testimony will be heard.
