Public Hearings 6:00
1. Paul Berg, Representative for John Besendorfer, is requesting a plat amendment to the Heritage Ranch two lot
subdivision. The amendment would allow for the recording of a three lot farm preservation subdivision. The
proposal is located at 1445 South Casperville Road in Section 12, Township 4 South, Range 4 East in the RA-5
(Residential Agricultural 5-Acre) zone.
2. Paul Watson, representative for Wolf Creek Ranch Home Owners Association (HOA), is requesting an
amendment to plat A of Wolf Creek Ranch. The request by the HOA is to split the existing 22 acre parcel owned
by the HOA into three parcels. One parcel would allow for up to two guest cabins, the second would be recorded
as common area for the existing barn and the third would be the remaining acreage recorded as open space. The
request is located at the intersection of Big Pole Road and Forest Creek Road in Section 34, Township 3 South,
Range 6 East in the P-160 (Preservation 160-acre) zone.
3. Eduard Vozar, agent for Landmark Partners LLC, is requesting preliminary approval for Pine Shadows, a large
scale subdivision. The proposed development consists of 24 lots on 32.06 acres. The property located at
approximately 2900 East 1200 South on the south side of 1200 South and East of the Ucanogos subdivision in
Section 10, Township 4 South, Range 5 East in the RA-1 (Residential Agricultural 1-acre) zone.
