Notice is hereby given that the Planning Commission of the City of St. George, Washington County, Utah, will hold a meeting in the City Council Chambers, 175 East 200 North, St George, Utah, on Tuesday, July 10, 2012, commencing at 5:00 p.m.

1. EASEMENT VACATION
Consider approval to vacate a public utility and drainage easement that affects a portion of the Village at Little Valley Phase 1 subdivision. The representative is Mr. Roger Bundy, R & B Surveying. The property is zoned RE-20 (Residential Estates 20,000 square foot minimum lot size) and is located at 3264 South Little Valley Road. Case No. 2012-EA-005 (Reference Case No. 2012-FP-023). 2. FINAL PLATS
A. Consider approval of a final plat for “Anazasi Ridge Phase 4.” The representative is Mr. Marc Brown, Brown Consulting Engineers. The property is zoned PD-R (Planned Development Residential) and is located at approximately 2400 North and 2500 West (Cohonina Trail in Entrada). Case No. 2012-FP-022. (Staff –Todd J.)
B. Consider approval of a final plat for “Sun River Phase 34” to create an eighteen (18) lot single family residential subdivision. The representative is Mr. Brandon Anderson, Rosenberg and Associates. C. Consider approval of a final plat for “Sun Point Subdivision Amended” a residential subdivision. The purpose is to amend the plat to merge two lots; combine Lot 2 into Lot 1 (eliminating Lot 2). The property is located at approximately 3300 South and 2400 East (Southeasterly from Little Valley Elementary School on Horseman’s Park Drive). G. Consider approval of a final plat for “The Springs Estates Phase 5 Amended and Extended.” The purpose is to split Lot 60 into two (2) lots. The new lot will be known as Lot 105. No easements are being vacated, but new easements are being created around Lot 60 and 105. The representative is Mr. Ken Hamblin, Leslie and Associates. The property is zoned RE-12.5 (Residential Estates 12,500 square foot minimum lot size) and is located at 2453 East Spring Drive (approximately 2470 East and 1270 South). Case No. 2012-FPA-024. 3. PRELIMINARY PLAT
Consider a preliminary plat request for “Desert Canyons Business Park” to create twenty-one (21) business lots on 79.81 acres. The applicant is Desert County Business Park and the representative is Mr. Curt Gordon. The property is zoned ASBP (Airport Support Business Park) and is located at approximately 3875 East Airport Parkway in the North Half of Section 26, T43S, R15W, SLB&M. Case No. 2012-PP-013.
