PUBLIC NOTICE
PROPERTY TAX ADJUSTMENT / SETTLEMENT GRANTED PURSUANT TO UTAH CODE § 59-2-1347
NOTICE IS HEREBY GIVEN that the County Legislative Body of Kane County, Utah, has exercised its discretionary authority under Utah Code § 59-2-1347 to grant an adjustment, reduction, or settlement of property taxes on real property. As required by law, the details of the granted settlement are published below:
Date of Order/Approval: October 27, 2026
Property Owner(s): Carlos V and Valerie J Taylor -TR-
Parcel / Account ID: 72-440 / 0102916
Property Type & Use: Real Property / Residential
Current Year Assessed Value: $366,615
Original Outstanding Liability: $1,725.22
Granted Tax Adjustment Amount: $1,725.22
Final Settled Tax Amount: $0.00
Found Human or Governmental Interest:
1. HUMAN INTEREST: The Petitioner is an elderly widow residing on a fixed income whose long-term housing stability is severely threatened by the outstanding tax liability. Enforcing the full collection, accrued penalties, and interest would cause extreme, irreversible financial hardship, undermining her ability to maintain basic shelter and essential living expenses.
2. GOVERNMENTAL INTEREST / EQUITY: The Petitioner's adjusted gross income artificially exceeded the statutory county abatement threshold solely due to a one-time 'phantom income' reporting event triggered by a life insurance policy default. This event did not yield any liquid cash or disposable revenue to satisfy a tax burden. But for this non-liquid tax anomaly, the Petitioner would have fully qualified for standard County and State indigent tax relief programs. Granting this adjustment corrects an inequitable administrative outcome and aligns directly with the underlying public policy and intent of Utah's property tax relief laws.
This notice is posted in accordance with Utah Code § 59-2-1347(2), which mandates that a description of any tax adjustment or deferral granted by the county legislative body be posted in a public county building within ten (10) days of the approval date.
