EAGLE MOUNTAIN CITY COUNCIL NOTICE OF PUBLIC HEARINGS The Eagle Mountain City Council will hold public hearings on October 6, 2026, at 7:00 PM or as soon thereafter as business allows, in the Eagle Mountain City Council Chambers, 1650 E Stagecoach Run, Eagle Mountain, Utah 84005. The City Council will receive public comments concerning the following items: Corrigan Farms RTI Rezone: - Corrigan Farms RTI Rezone: Corrigan Farms LLC requests parcel number 59:068:0006 be rezoned to the RTI overlay zone to potentially develop a data center project with a natural gas powerplant. EMC Point of Contact: Senior Planner, David Stroud dstroud@eaglemountain.gov. Impact Fee Facilities Plan (IFFP): - Culinary Water IFFP: Consideration of an update to the Culinary Water IFFP. This update adds the Spring Run/Talons Cove area to the IFFP which adds improvements needed to the culinary water system to handle water demands from this area. The IFFP also includes updated cost estimates adding the projects for the Spring Run/Talons Cove area and updating costs for future projects based on the rising costs of current construction projects. Wastewater Master Plan and Impact Fee Facilities Plan (IFFP): - Wastewater Master Plan and Impact Fee Facilities Plan (IFFP): Consideration of an update to the Wastewater Master Plan and the Wastewater IFFP. This update adds the Spring Run/Talons Cove area to the Master Plan and IFFP which adds improvements needed to the wastewater system to handle sewer flows from this area. The IFFP also includes updated cost estimates adding the projects for the Spring Run/Talons Cove area and updating costs for future projects based on the rising costs of current construction projects. Amendments to Eagle Mountain Municipal Code: - EMMC 9.10 and 17.47 - Archery Use Within the City: Consideration of an amendment to Eagle Mountain Municipal Code Chapters 9.10 (Weapons) and 17.47 (Outdoor Shooting Range Overlay Zone) regarding archery use within the City. The proposed code amendment would add archery to the Outdoor Shooting Range Overlay Zone and establish standards for conducting archery activities safely within City boundaries. EMC Point of Contact: Assistant to the City Manager, Natalie Winterton nwinterton@eaglemountain.gov. - EMMC 17.60.120 - Barbed Wire Fencing: Consideration of an amendment to Eagle Mountain Municipal Code Section 17.60.120 (General Fencing/Screening Provisions). The proposed code amendment would allow barbed wire fencing in the RTI Overlay Zone and clarify that chain link fencing, where permitted, may not be topped with barbed wire. EMC Point of Contact: Senior Planner, Robert Hobbs, rhobbs@eaglemountain.gov. - EMMC 17.25.040 - Residential Standards Table: Consideration of an amendment to Eagle Mountain Municipal Code Section 17.25.040 (Residential Standards Table) to recognize as legally nonconforming existing lots smaller than 4,500 square feet that are rezoned to the RC Zone. The amendment would also recognize existing building setbacks that are smaller than the minimum setbacks otherwise required in the RC Zone. EMC Point of Contact: Senior Planner, Robert Hobbs, rhobbs@eaglemountain.gov. - EMMC 17.100.040 - Master Site Plans: Consideration of an amendment to Eagle Mountain Municipal Code Section 17.100.040 (Master Site Plans). The proposed code amendment would clarify when a Master Site Plan or Standard Site Plan is required, establish the applicable review process, require a separate plat application for land proposed to be subdivided within a site plan, and allow approval of a subdivision plat before Master Site Plan approval.
