RIVERTON CITY PUBLIC NOTICE The Riverton City Council will hold a public hearing on Tuesday, September 1, 2026, beginning at 7:00 p.m. in the Riverton City Municipal Building located at 12830 South Redwood Road to hear following item(s): a. 'Majestic Homes Rezone,' PLZ-26-4002, an application to rezone approximately 3.14-acres, at 13172 South Redwood Road, from the C-N (Neighborhood Commercial) and RR-22 (Residential 1/2-acre lots) zones to the RM-14 (Multifamily 14 units per acre) zone, and to amend the General Plan from Medium-Density Residential to High-Density Residential. Applicant - David Larsen, Kevin Gust b. 'Timberline Development Agreement', PLZ-25-4009, a Development Agreement for approximately 4.24 acres located at 13518 & 13506 South Redwood Road. The proposed Development Agreement would change the zoning to RM-8 (multi-family with 8 units per acre), while limiting the project to detached single family units on individual lots. The proposed Agreement would also amend the General Plan to 'Medium High Density Residential', approve a preliminary subdivision layout, development standards, and private road network. The project had previously proposed a public road connection to Redwood Road only, with 1775 West and 13550 South terminating at the project boundary, including creation of an emergency services turn-around at the end of 1775 West. PLEASE NOTE THAT DUE TO UDOT (UTAH DEPARTMENT OF TRANSPORTATION) REQUIREMENTS FOR ACCESS TO REDWOOD ROAD AND AT THE REQUEST OF UDOT, THE PROJECT NOW PROPOSES A GATED CONNECTION TO 1775 WEST AND ACCOMODATION FOR A FUTURE CONNECTION AT 13550 SOUTH. ADDITIONAL INFORMATION ON THIS WILL BE PRESENTED AT THE PUBLIC HEARING. Applicant - Randy Smith, Fieldstone Homes. This meeting is open to the public. A staff report will be available for public review through the City website prior to the meeting. Audio and video of the meeting will be broadcast live. Audio and written minutes will be available following the meeting. Public comment for this item may be submitted via email to planning@rivertonutah.gov or by phone to 801-208-3149. All comments submitted before 4:00 pm on the date of the hearing will be relayed to the City Council.
