NOTICE OF PUBLIC HEARING

NOTICE IS HEREBY GIVEN that on the 28th day of July 2026 at the hour of 6:00 p.m. of said day in the Council Chambers of Heber City, 75 North Main Street Heber City, Utah the Planning Commission will hold and conduct a Public Hearing to consider:
An amendment to Finch Creek~MDA, located at University Ave. and Hwy 40
Summary of proposed amendment:
The applicant would like to amend the existing Master Development Agreements for the Finch Creek development. This request is to facilitate the realignment of University Avenue and NVOZ provisions 18.21.030.3.2.4 Street Design Requirements;18.21.030. 3.6 Townhomes relating to rear loaded garages, front property line coverage and build to zone, number of buildings and distance between buildings across open space, street façade requirements; front porch orientation and size for some architectural styles; and 18.21.040.4.2 Street Network and Connectivity Requirements relating to block length and perimeter distances due to topography impacts on the project design. Additionally, exemptions requested relating to commercial development; park amenities (accessibility, and parking requirements found in 18.21.050); Sensitive Lands Analysis buildable slope percentages; private street widths; on and off street parking requirements; scenic buffer requirements for a portion of a private frontage road; building monotony requirements found in 18.21.030.3.1 with the mix of styles shown on the plan; scenic buffer requirements found in 18.21.010.1.4 to facilitate access, roads, and hard surfaces/trails; and courtyard requirements. The project to be developed as shown on the plans submitted for the amendment.
If the Public is unable to attend, the Public Hearing comments can be emailed to PCPublic@heberut.gov. All comments will be read aloud during the open comment portion of the Public Hearing and will be included as part of the permanent public records for this meeting.
