Heber City Corporation NOTICE OF PUBLIC HEARING Planning Commission NOTICE IS HEREBY GIVEN that on the 14th day of July 2026, at the hour of 6:00 p.m. of said day in the Council Chambers of Heber City, 75 North Main Street Heber City, Utah, the Planning Commission will hold and conduct a Public Hearing to consider: - A proposed Development Agreement for property located at 425 West 100 South, Heber City UT 84032. The proposed Development Agreement would allow property owners to demolish the existing auto-body shop and rebuild a new facility while also maintaining the auto-body use on the property as legal non-conforming use. The property is currently zoned Commercial (C-2) 18.28, the zone of this property will not change. - A proposed amendment to Finch Creek Master Development Agreement, located at University Ave. and Hwy 40. The applicant would like to amend the existing Master Development Agreement for the Finch Creek development. This request is to facilitate the realignment of University Avenue and North Village Overlay Zone (NVOZ) provisions 18.21.030.3.2.4 Street Design Requirements;18.21.030. 3.6 Townhomes relating to rear loaded garages, front property line coverage and build to zone, number of buildings and distance between buildings across open space, street façade requirements; front porch orientation and size for some architectural styles; and 18.21.040.4.2 Street Network and Connectivity Requirements relating to block length and perimeter distances due to topography impacts on the project design. If the Public is unable to attend, the Public Hearing comments can be emailed to PCPublic@heberut.gov. All comments may be read aloud during the open comment portion of the Public Hearing and will be included as part of the permanent public records for this meeting.
