Notice of Meeting of the Planning Commission of the City of Richfield Sevier County, Utah PUBLIC NOTICE IS HEREBY GIVEN that the Planning Commission of Richfield City, Sevier County, Utah, will hold a meeting on Wednesday, July 1, 2026, at the Richfield City Center, Richfield, Utah, commencing at 6:00 p.m. The agenda for the meeting is as follows: (NOTE: The agenda may be accelerated or the line items may be discussed in any order.) 1. Roll Call 2. Conflict of Interest Declarations 3. Public Hearings - a. Receive comments concerning a development agreement with Sierra REI Solutions LLC for construction of a two-unit townhome development at 427 E and 433 E 200 North. b. Receive comments regarding a request by Marlo Adams to rezone approximately .40 acres located at 555 E 100 N from M-D Manufacturing and Distributing to RM-11 Residential. c. Receive Comments on a master transportation plan amendment that would extend 380 East from 1010 North to 1170 North. 4. Administrative actions a. Recommend approval of a development agreement with Sierra REI Solutions LLC for construction of a two-unit townhome development at 427 E and 433 E 200 North. b. Recommend the rezone approximately .40 acres located at 555 E 100 N from M-D Manufacturing and Distributing to RM-11 Residential. c. Recommend approval of a master transportation plan amendment that would extend 380 East from 1010 North to 1170 North. d. Brad Garfield to request approval of a short-term rental at 442 East Center, a C-1 use in an RM-11 Zone, 18 of 38 in Zone 2. e. Bryant Taylor to request approval of a conditional use for a veterinary clinic at 1500 South State Route 118, a C-1 Use in a CG zone. 5. Minutes approval - June 3, 2026 6. Discussion Items - a. Richfield's General Plan - Review and discuss. b. Ara Marin to discuss amending the zoning code to allow for animal kenneling services in the Commercial Shopping Zone. c. Amendment to 16.12.050 of the Richfield City Code concerning flag lot requirements. 7. Other Business 8. Adjournment.
