Planning and Zoning Pending Minutes for May 6, 2026 The Planning commission met on Wednesday, May 6, 2026 at the public safety building located at 130 W. Main in Cleveland, Utah at 7:00 pm. Those present were commission members: Tyler Rowley, Nancy Livingston, Lowell Gardner. Logan Ellis and Dylan Horrocks were absent. Council Member Kristen Vose was in attendance. Public attendees: Paul Broderick, Shawna Horrocks The Meeting was called to order by Lowell Gardner at 7:01 pm. Pledge was led by Lowell Gardner. Minutes: Motion to approve April minutes was made by Tyler Rowley. Seconded by Nancy Livingston. All were in favor, motion passed. Public Comments: None Action Agenda: Item #1 Discuss/Approve/Deny Deana Murray wants a business license for a home business. Not in attendance. Item #2 Discuss/Approve/Deny Laura Milchak wants a business license for a beauty salon. Not in attendance. Item #3 Discuss/Approve/Deny Paul Broderick putting/building a shed on his property at 155 East Main. Paul Broderick showed where he will build on the property with all setbacks. Setbacks will meet the setbacks with property lines and front setbacks. It will be under 20 feet. Motion to approve the shed was made by Nancy Livingston, seconded by Tyler Rowley. All were in favor, motion passed. Item #4 Discuss/Approve/Deny Shawna Horrocks wants a building permit to put a large door in her old pool house & put fence by her shed and garage. Shawna Horrocks explained and showed where the large door will be on the pool house and where her fence will go. Motion made by Tyler Rowley to approve zoning clearance for the door and fence. Seconded by Nancy Livingston. All were in favor, motion passed. Work Meeting: Item #5 Discussion about 2-5-2.5 Lowell Gardner stated that the shed at 90 S 300 W has a 25' triangle issue from this section. He stated from corner of the drive where they park to 25 feet down towards road and drawing a line back up to make a triangle will cross the shed, so it is not in compliance. Lowell Gardner will go to council meeting and explain issue. Item #6 Discussion/develop/approve/deny ordinance for individual motel units, cabins, and recreational vehicle courts. Title of the ordinance will be Recreational Vehicle Courts. Will follow the subdivision rules for plan for a lot of it. Can only have 15 sites max per acre. Lowell will reach out to state about redoing an ordinance . What are the steps? Item #6: Adjourn Meeting: Nancy Livingston made a motion to adjourn. Tyler Rowley seconded.
