Public comments and questions will be received within the public comment window. To submit a comment or question, contact the assigned planner via email or leave a voicemail. Your questions will be answered within a week after the comment window has ended. During and following this comment period, the Planning Division will evaluate the proposal against the applicable zoning standards, taking into consideration public comments as they relate to the standards, and develop a recommendation for the Planning Commission. ----- New Projects Open for Public Comment The list of new projects open for public comment is updated bi-weekly. ----- Northpoint Industrial Rezone at 2669 W. 3300 North Representatives of the Clark & Christine Ivory Foundation are requesting the property at 2669 W. 3300 North be rezoned from Agricultural (AG-2) to Northpoint Light-Industrial (M-1A). In connection with the rezone, the Northpoint Small Area Plan is required to be updated. The property was recently (June 2025) annexed into Salt Lake City. During their motion to approve the rezone, the Salt Lake City Council indicated support for the property to be rezoned M-1A. The property is approximately 80 acres and is currently vacant. Specific future land uses have not determined other than to indicate they would be allowed under the light-industrial zoning and consistent is scale and design of nearby development. California Ave. Drake Powell, on behalf of the property owner, is requesting approval from the City to amend the zoning map at 1469 W. California Avenue from the existing R-1/7,000 Single Family Residential District to the FB-UN1 Form Based Urban Neighborhood District. The property is currently vacant and is approximately .34 acres. If approved, the applicant intends to construct family-sized, for-sale housing on the lot. The proposed FB-UN1 zone allows for housing types such as single-family, two-family, cottage developments, and row houses with a maximum height of 30'. Standards for zoning map amendments may be found in Section 21A.50.050.B of the Salt Lake City Code of Ordinances. Project Location: 1469 W. Zoning Map Amendment: To rezone the property from R-1/7,000 (Single Family Residential) to RMF-35 (Moderate Density Multi-Family Residential). 2. Master Plan Amendment: To amend the Sugar House Community Master Plan Future Land Use Map from Low Density Residential to Medium Density Residential.
