AMENDED NOTICE is hereby given that the WASATCH COUNTY PLANNING COMMISSION will hold a Public Hearing on April 12, 2012 at 7:00 p.m. in the Wasatch County Council Chambers, located at 25 North Main Street, Heber City, to consider the following items: 1. A request by Soldier Creek Estates Home Owners Association for an amendment to Plat A of the Soldier Creek Estates Subdivision. The request is to vacate the common area shown on the recorded plat between lots 5 and 6 and incorporate the common area into the adjacent lots. The request is located in Section 32, Township 3 South, Range 10 West in the P-160 zone. – Continued from March 8, 2012 meeting. *Recommendation by the Planning Commission on this item will be considered by the County Council as the Land Use Authority, at a Public Hearing on April 18, 2012. 2. Mike Johnston, representative for Christopher and Robert Tibi, is requesting a plat amendment to combine lots 1208 and 1209 in the Timber Lakes subdivision. The request is located at 1208 and 1209 Cottonwood Court in Section 9, Township 4 South, Range 6 East In the M (Mountain zone). *Recommendation by the Planning Commission on this item will be considered by the County Council as the Land Use Authority, at a Public Hearing on April 18, 2012. 3. Brian Balls, representative for Kent England, is requesting final approval for phase 1 of Eagles Nest subdivision. The proposal for phase 1 final approval contains 3 lots on 4.18 acres. The proposal is located on the northwest corner of 1200 South 4800 East in Section 2, Township 4 South, Range 5 East in the RA-1 (residential agricultural) zone. 4. Mark Funk, representative for Creek Hill LLC., is requesting to vacate Sage Creek Farms lots 7 and 8 amended which was recorded in December 31, 2009 and revert back to the plat recorded July 16, 1996. If the request is granted lot 8 would go from 6 acres to 3.41 acres and lot 7 would go from 2.42 acres to 5 acres. The request is located at 1051 and 1119 Sage Creek Court in the Sage Creek Farms subdivision located in Section 3, Township 3 South Range 5 East. *Recommendation by the Planning Commission on this item will be considered by the County Council as the Land Use Authority, at a Public Hearing on April 18, 2012. 5. A Public hearing to consider vacating a public road that is referred to as the “Little Deer Creek Road”. The Little Deer Creek Road follows the creek south of Cascade Springs to Provo Canyon west of the Deer Creek dam. The proposal is to vacate an approximately 1.5 mile section of the road that runs through private property. The proposal is located in Section 6, Township 5 South, Range 3 East in the P-160 zone. Continued from March 8, 2012 meeting. *Recommendation by the Planning Commission on this item will be considered by the County Council as the Land Use Authority, at a Public Hearing on April 18, 2012. 6. A public hearing to consider a change to the Wasatch County land use Code section 16.05.03 which is the conditional use section for the P-160 (Preservation 160-acres) zone. The proposal is to add a new category to be listed as a conditional use. The new conditional use category, if approved, would allow for canopy tours and zip lines as a conditional use. *Recommendation by the Planning Commission on this item will be considered by the County Council as the Land Use Authority, at a Public Hearing on April 18, 2012. All interested persons are invited to attend. A briefing will be held in the Council Chambers at 6:15 p.m. to review the evening’s issues. This briefing will be for discussion purposes only between the Planning Staff and the Planning Commission. No action will be taken. The public may attend; however, no public testimony will be heard.
