PROPOSED PROJECT OVERVIEW
Project Description :
Castlewood Development is requesting approval from the City to develop 24 3+ bedroom for-sale units at the above address. This project requires a Zoning Map Amendment and a General Plan Amendment. The properties are currently vacant.
A Zoning Map Amendment is required to build moderate-density townhomes. The land is currently zoned R-1-5000 (Single Family Residential) and is proposed to be rezoned to RMF-35 (Moderate Density Multi-Family Residential). This project also requires a General Plan Amendment. The amendment would change the Future Land Use Map in the Central Community Plan from 'Low Density Residential' to 'Medium Density Residential' for these properties.
The proposed Community Benefit for the project is the development of 24 3+ bedroom for-sale units. These units are suitable for families, and the proposed development includes a playground in its open space area.

Notice of this proposal has been sent to Chair of the Community Council in the area where the project is located. The Council may choose to review the proposal at an upcoming meeting. Notice has also been sent to property owners and residents within 300 feet of the project location to obtain public input and comments on the proposal. Notified parties are given a 45-day period to respond before a public hearing with the Planning Commission can be scheduled.

During and following this comment period, the Planning Division will evaluate the proposal against the applicable standards, taking into consideration public comments as they relate to the standards, and develop a recommendation for the Planning Commission.

The Planning Commission will then hold a public hearing to gather additional comments and make a recommendation to the City Council, which will hold a final public hearing before making a final decision.

PROPOSED PROJECT OVERVIEW
Project Description : At the direction of Mayor Erin Mendenhall, the Planning Division is undertaking the process to designate Gilgal Gardens as a Local Landmark site. Such sites are of exceptional importance to the city, state, region, or nation, and impart high artistic, historic, or cultural values. Properties designated as Local Landmark sites are subject to the zoning ordinance provisions of the H-Historic Preservation Overlay (Section 21A.34.020 of Salt Lake City Code), which provides demolition protection and City oversight to review any modifications to ensure historic appropriateness and the ongoing protection of important historic resources.
