NOTICE OF HEARING
NOTICE IS HEREBY GIVEN THAT ON Tuesday, May 5, 2026, a public hearing will be held at 7:00 p.m. by the Salt Lake City Council to accept public comment and consider adopting an ordinance that would amend the zoning of the properties at approximately 346, 350 and 354 South 800 East from RMF-35 (Moderate Density Residential Multi-Family) to MU-5 (Mixed-Use 5). The proposal would also amend the Central Community Plan Future Land Use Map of the properties at approximately 346, 350, 354 and 370 South 800 East and 775 East 400 South from Medium Density Residential (15-30 dwelling units/acre) and Medium Density Transit Oriented Development (10-50 dwelling units/acre) to High Density Transit Oriented Development (50 or more dwelling units/acre). The proposed amendments would allow the construction of a mixed-use building encompassing 109 total residential units and ground-floor commercial space, which includes 2-,3- and 4- bedroom units. The properties currently contain three existing residential buildings, including seven apartment units. Consideration may be given to rezoning the property to another zoning district with similar characteristics. The Planning Commission forwarded a positive recommendation to amend the Zoning Map and recommended that the Council deny the amendment to the Central City Community Future Land Use Map. In addition to the requested amendments, the applicant is seeking design review approval to exceed the maximum building façade length of 200 feet, which the Planning Commission will reconsider after the Council takes action on this proposal. The project is within Council District 4. Petitioner: Sean Thompson, representing the property owner Hardage Hospitality. Petition No.: PLNPCM2025-00641 and PLNPCM2025-00660.
