Town of Cannonville - Planning Commission Meeting Minutes
April 15, 2026
Town of Cannonville held a Planning Commission Meeting, Wednesday, April 15, 2026, in the town Hall. The meeting began at 6:30 pm. Purpose of the meeting was to continue to review the ongoing changes to the Town of Cannonville Zoning Ordinance. It had been advertised as a 'public hearing.'
Public in Attendance: Bill Scoffield, Erik McDonald, Davis Kendrick, plus twenty others; Wander Camp Mgrs
Board Members: Peter Jensen, Klancy Ott, Cole Twitchell, Mark Nelson & Chelsea Nielson
Reading and approval of the Agenda/Minutes: The agenda was adopted. Motion Klancy Ott, 2nd Cole Twitchell, all in favor. Minutes of the previous Planning Commission meeting held November 18, 2025, were reviewed and approved. Motion Cole Twitchell, 2nd Mark Nelson, all in favor.
Discussion: Mr. Pete Jensen indicated the Wander Camp folks north of town were working on a proposal that would include 10-15 mini cabins. The concept seemed reasonable, however, Mr. Jensen highlighted the need to finish water and septic connections, UDOT road access and turn lanes, and the Paria river crossing. These concerns need to be taken care of first before moving forward on new plans. Additionally, hauling potable water to commercial ventures is not allowed by the health department.
Mr. Ashton Robinson's plans were not reviewed.
The Zoning Ordinance draft was then discussed. Several people voiced concerns that it is too restrictive for country use and that the template may have been from a city, not taking into consideration rural, country life and properties. Some of these concerns had been written and distributed around town by Myriah and Marshall Thompson. They also invited everybody to attend the meeting. There were over twenty in attendance!
A rebuttal memo was also made available to the public in the meeting. Mr. Jensen stated that the town had been working through many of the issues for two years with legal counsel, including the survey and interviews conducted by Mr. Erik McDonald during the initial phases of the review. Building heights, setbacks, and fence heights, among other items have been a part of that discussion. Mr. Klancy Ott, among others encouraged folks to read the document. He highlighted how legislation trickles down from the Fed, State, County to our rural towns. It can be changed and modified to fit local concerns and needs by a town Council vote.
It was determined after some additional discussion that another public meeting would be held to work through these issues after the public had additional time to review the draft. Arrangements would be made to put the draft on www.cannonville.gov website. May 20th at 5:45pm is the plan for the next public meeting.
