1. CALL MEETING TO ORDER. Planning and Zoning Chairman Klansey Bateman called the meeting to order at 5:33 p.m. 2. ROLL CALL Chairman Klansey Bateman (phone) Vice Chairman Vrayen Soriano Commissioner Steve Wallace Commissioner Michael Connin City Council Liaison Radine Murphy City Clerk /Recorder Liliana Soriano EXCUSED: Commissioner Randy Croasmun, 3. PLEDGE OF ALLEGIANCE. Planning and Zoning Commissioner Michael Connin led the Pledge of Allegiance. 4. APPROVE OR AMEND PLANNING AND ZONING MEETING MINUTES OF NOVEMBER 19TH, 2025 DECISION. Motion made by Planning and Zoning Commissioner Steve Wallace, seconded by Planning and Zoning Chairman Klansey Bateman, to approve Planning and Zoning meeting minutes of November 19th, 2025. All in favor, aye. Motion passed. 5. CITY LIASION RADINE MURPHY UPDATES AND PENDING MATTERS AND MATTERS RELATED THERETO. City Liaison Radine Murphy also informed Commissioners that City Attorney Spencer Call asked that we continue licensing Airbnb's until an ordinance is created and he is done with his research. City Liaison Radine Murphy asked if the is anyone who plans on leaving the Planning and Zoning Commission a written resignation letter needs have to be turned in to the Planning Commission before leaving. 6. CHAIRPERSON KLANSEY BATEMAN UPDATES AND PENDING MATTERS AND MATTERS RELATED THERETO. No Comment. 7. VICE CHAIRPERSON VRAYEN SORIANO UPDATES AND PENDING MATTERS AND MATTERS RELATED THERETO. No Comment. 8. COMMENTS FROM THE AUDIENCE. Gabriel Romero requested Planning and Zoning Commission recommendations regarding restrictions for replacing the Baptized Church shed with a new 8' x 20' Connex shipping box. Vice Chairman Vrayen questioned whether Mr. Romero could obtain a permit without the Planning and Zoning Commission. City Clerk Liliana Soriano responded that the Baptized Church is located in C2, and Planning and Zoning need to be informed of changes. Also, building Inspector James advised that if the city permits the installation, a concrete slab and professional engineering plans would be required to ensure the structural integrity of the box, noting that some resold units are no longer suitable for use. Mr. Romero mentioned that the Connex Box will be new and it measures 8x20 feet, and that he is willing meet the City setbacks 3 feet from neighboring property lines and 3 feet from the road, but to make sure there is no issue, he is willing to give 2 more feet to the neighbor's property line, making it a total of 5 feet. The Connex Box will be used for the storage of tables, chairs, and materials. Vice Chairman Vrayen Soriano asked Ramos if someone would be living in the Connex Box. Romero responded that no one would reside in the unit. 9. UNFINISHED BUSINESS. None. 10. NEW BUSINESS. A) AIRBNB - ANGEL SORIANO Motion made by Planning and Zoning Vice Chairman Vrayen Soriano, seconded by Planning and Zoning Commissioner Steve Wallace, to approve Airbnb Angel Soriano. All in favor, aye. Motion passed. B) J&P ARIA SUITES LLC Motion made by Planning and Zoning Vice Chairman Vrayen Soriano, seconded by Planning and Zoning Commissioner Michael Connin, to approve J&P Aria Suites LLC. All in favor, aye. Motion passed. 11. NEXT SCHEDULED PLANNING AND ZONING MEETING: TO BE HELD ON WEDNESDAY, JANUARY 21ST, 2025, AT 5:30 P.M. Motion made by Planning and Zoning Vice Chairman Vrayen, seconded by Planning and Zoning Commissioner Michael Connin, to change the meeting date to January 14th, 2025, at 5:30 pm. All in favor, aye. Motion passed. 12. ADJOURNMENT. Motion made by Planning and Zoning Vice Chairman Vrayen, seconded by Planning and Zoning Commissioner Steve Wallace, to adjourn the meeting at 5:46 p.m. All in favor, aye. Motion passed.
