Public comments and questions will be received within the public comment window. To submit a comment or question, contact the assigned planner via email or leave a voicemail. Your questions will be answered within a week after the comment window has ended. During and following this comment period, the Planning Division will evaluate the proposal against the applicable zoning standards, taking into consideration public comments as they relate to the standards, and develop a recommendation for the Planning Commission. ----- New Projects Open for Public Comment The list of new projects open for public comment is updated bi-weekly. ----- General Plan Amendment and Zoning Map Amendment, RMF-35 to MU-2 - 140 N B St and 272 E 3rd Avenue Tyler and Kara Alden, the property owners, are seeking approval of general plan amendment and zoning map amendment petitions for the properties at approximately 140 N B St and 272 E 3rd Avenue. The proposal seeks to rezone the properties from the RMF-35 Moderate Density Multi-Family Residential District to the MU-2 Mixed Use 2 District. The property at 140 N B St is the current site of Ellerbeck Bed and Breakfast and Café 140 B and is a legal nonconforming commercial use. No change to the use of this property is proposed as part of this petition. The property at 272 E 3rd Avenue is currently a single-family home. The applicants are requesting a rezone to allow the house at 272 E 3rd Avenue to operate as a retail store and community workshop space. No new construction or modifications of the historic buildings on the properties are proposed as part of this petition. Currently the property has split zoning, with portions of the property zoned R-2 (Single- and Two-Family Residential District), SR-3 (Special Development Pattern Residential District), and PL (Public Lands District). The zoning amendment would amend the zoning for the property to entirely be PL (Public Lands District). The purpose of the amendment is to zone the property with a district that aligns with and supports the public uses on the property. The property is occupied by the 10th East Senior Center and Victory Park.
