Wengreen Ranch Subdivision - A request for a 6-month extension of the effective period of approval to create a five lot subdivision, located at 3700 S. 4000 W., Wellsville, in the Agricultural (A10) Zone. 2. Alpenglow Estates Subdivision - A request to create a 7-lot subdivision on 44.62 acres, located at 3055 S. Highway 23., Wellsville, in the Rural 5 (RU5) Zone. Regular Action Items 3. Public Hearing (5:35PM or soon thereafter) - Dutson 2 Rezone - A request to rezone 15.12 acres, located at ~7850 N. 6400 W., Newton, from the Agricultural (A10) Zone to the Rural 5 (RU5) Zone. 4. Public Hearing (5:50PM or soon thereafter) - 40 Acre Industrial Rezone - A request to rezone 40.00 acres, located at 3100 W. 6200 N., Amalga, from the Agricultural (A10) Zone to the Industrial (I) Zone. 5. Public Hearing (6:20PM or soon thereafter) - An amendment to Title 16 and Title 17 to change references to Utah Code 17-27a to Utah Code 17-79. 7. Saddle Ridge Subdivision - A request to create a new 22-lot subdivision on 221.72 acres, located at 7000 S. 1400 W., near Hyrum, in the Agricultural (A10) Zone. Continued from 1 December 2025 Planning Commission meeting. 8. Discussion: Amending Chapter 17.14 Resort Recreation (RR) Zone; Development Standards for Powder Mountain. 9.
