Public comments and questions will be received within the public comment window. To submit a comment or question, contact the assigned planner via email or leave a voicemail. Your questions will be answered within a week after the comment window has ended. During and following this comment period, the Planning Division will evaluate the proposal against the applicable zoning standards, taking into consideration public comments as they relate to the standards, and develop a recommendation for the Planning Commission. ----- New Projects Open for Public Comment The list of new projects open for public comment is updated bi-weekly. ----- Zoning Map Amendment - AG-2 to M1-A at 2620 N 2200 W, 2075 W 2670 N, and 2025 W 2670 N Dustin Kuttler, representing the property owner, is seeking approval of a zoning map amendment petition for the properties at approximately 2620 N 2200 W, 2075 W 2670 N, and 2025 W 2670 N. The proposal is to rezone the properties from the AG-2 Agricultural District to the M-1A Northpoint Light Industrial Zoning District. The property at 2620 N 2200 W currently features a single-family house at the front and agricultural uses at the back. The properties at 2075 W 2670 N and 2025 W 2670 N are currently irrigated pastureland. The applicant is requesting a rezone to permit future commercial use of the property, although no applications to develop the affected properties have been submitted at this time. The properties at 2075 and 2025 W 2670 N are intended to accommodate future commercial uses, while the current house at 2620 N 2200 W is intended to be removed to provide access to the commercial development from 2200 W. Currently, the Zoning Code refers to the City's 'Consolidated Fee Schedule' (CFS) for the fine, but that document legally cannot list fines. The fine that was adopted by the City Council when the Affordable Housing Incentives were adopted is $100.00 per day per affordable unit that is in violation of the approved incentives. The proposed amendment will place that specific fine in the Zoning Code itself, instead of referring to the CFS. The amendment affects Chapter 21A.20 'Enforcement' of the City's Zoning Code.
