Join our Online Open House Open Houses are currently held electronically without an anchor location. ----- About Open Houses Online Open Houses are hosted by the Planning Division as an opportunity for constituents to stay informed, review projects, and provide comments and questions. To attend, visit the project page for each item below. Your input is valuable! ----- Public Comments and Questions We want to hear from you! Public comments and questions will be received within the public comment window. To submit a comment or question, contact the assigned planner via email or leave a voicemail. Your questions will be answered within a week after the comment window has ended. During and following this comment period, the Planning Division will evaluate the proposal against the applicable zoning standards, taking into consideration public comments as they relate to the standards, and develop a recommendation for the Planning Commission. ----- New Projects Open for Public Comment The list of new projects open for public comment is updated bi-weekly. ----- Zoning Map Amendment - 2620 N 2200 W Daniel H. and Natalee Thompson, the property owners, are requesting approval of a zoning map amendment petition for the property at approximately 2620 N 2200 W. The proposal is to rezone the property from the AG-2, Agricultural District, to the M-1A, Northpoint Light Industrial Zoning District. The subject property currently contains a single-family house in the front with agricultural uses in the rear. The applicants have stated that they have requested this rezone for possible commercial development on the subject property in the future. No development is proposed at this time. The land is adjacent to the Union Pacific railroad line and the North Temple viaduct in the Gateway Mixed Use (GMU) zoning district and is currently vacant. The project requires approval from the Administrative Hearing Officer. The bar originally received conditional use approval in December of 2024 under the CB (Community Business) zoning district standards which limited the size of the bar to 2,200 SF. Since then, the City Council has adopted a zoning consolidation that combined 27 commercial, form-based, and mixed-use zoning districts into 6 new mixed (MU) districts - which consolidated the CB zoning district into the MU-3 Mixed Use zoning district. Under the MU-3 zoning district standards, bars remain a conditional use but aren't subject to the previous size limitations. This request is required to receive conditional use approval again under the new zoning district standards. The building's exterior, parking, and other aspects of the existing site are not being modified through this required. The subject property is located in Council District 1, represented by Victoria Petro.
