AMENDED MINUTES OF THE REGULAR MEETING OF THE PLANNING AND LAND USE COMMISSION
CENTRAL VALLEY TOWN, SEVIER COUNTY, UTAH
A regular meeting of the Planning and Land Use Commission of Central Valley Town was held on October 8, 2025, at 7:00 pm at the Central Valley Town Hall, Central Valley Utah after due and timely notice had been provided pursuant to Section 52-4-2, UCA, 1953, as amended.
COMMISSION MEMBERS PRESENT: Cassie Bateman and Aaron Tenney
SECRETARY: Karen Busk
MAYOR AND TOWN COUNCIL REPRESENTATIVE: Susan Outzen
PUBLIC PRESENT: Kaden Finlinson, Suzanne Drake, Clay Drake, Kendall Welch (by phone) and Robyn Ames
WELCOME: Cassie Bateman
PLEDGE OF ALLEGIANCE: Led by Cassie Bateman
Minutes Approval: Cassie asked for a motion to the accept the September 10, 2025 minutes. Aaron made a motion to approve the minutes for the regular September 10, 2025 meeting. Karen seconded the motion. Cassie Bateman voted yes; Aaron Tenney voted yes. Karen Busk voted yes. Motion carried.
AGENDA
1. Cove Peak Estates - Connie Hare
Variance Request - ADU Permit
Clay and Suzanne Drake came before the commission inquiring about the variance requested for an ADU permit. Susan explained to them that there have been issues in the past on this matter and that the Culinary Water Ordinance prohibits the ADU permit. Cassie told the Drakes that they did everything right, but the Town Council just would not give the approval.
2. Jones & DeMille - Ordinance Recoding Project - Continued
Kendall Welch with Jones & Demille reviewed the 17.33 Designation Of Land Use Authority with members. Taking suggestions and answering questions.
OTHER BUSINESS AS NEEDED:
Next meeting will be: November 12, 2025.
