3. Zoning Clearance Application from Clayton Showell for a carport cover at 2098 W Hwy 218. It's big enough to put semi's under. 10' from west boundary, 100 feet from the north. It will all be above ground. 16' high at the peak. It's a kit.

4. Subdivision Application from Doug Hansen to divide parcel number 13-039-0015 at 6788 N 2400 W. There will be two lots, each with at least 150' of frontage on 2400 W, and at least 1.00 acres in size. There are two separate water meters at this location. Plans were reviewed by the board. A Land Use Certificate of Approval will be issued, then Doug can present that to the County Recorder and the subdivision of property can be recorded. Nate Noyes will get the Land Use Certificate of Approval notarized and returned to Doug Hansen.

5. Follow up on Kurtis Falslev subdivision issue. The two parcels in question have not yet been restored to one lot. Mr. Falslev had not contacted P&Z to be on the agenda. P&Z will wait for contact from Mr. Falslev. No activity is allowed until the situation is remedied.
6. Two illegal occupations were reviewed.
The person living in the trailer in Dave Wood's corn pit is gone. When asked if he was gone for good, Dave said yes.
The other illegal occupation relates to the failure of Sid Munks, amended 8.1 of the Amalga Town Land Management and Development Code, to be approved by the Town Board. With that vote by the Town Board, the individuals living there need to move out. The Board felt that because of the housing situation in the valley, and that Sid is absent on a 6-month LDS mission, a moving deadline line of May 31, 2026, would be appropriate. More housing would be available in the valley after the students move out in the spring. Secretary Dave Lee will contact Town Attorney Seth Tate for guidance on a letter to communicate this information to Sid.
The secretary also read a text from Sid Munk as follows:
'Was the town able to get the trees trimmed between Jason Munk's and Lesa Sharp's? From the P&Z minutes that you sent me I couldn't see how the voting went on Jamon's house. Was all in favor of the amendment? Please make sure on the minutes of our last P&Z meeting, on bringing in trailer houses, that I mentioned that I would be remodeling them. That way, we won't have all of the problems that we had last time of the town trying to go against the county in demanding an inspection. Which they would never do of course. Thank you.'
The secretary replied, 'Yes Sid, it was unanimous to recommend your amendment to the town board. Dave'
No one on the board remembered that remodeling trailers was mentioned. Secretary will listen to that tape of that meeting to see if that was talked about.
Nate had a question as to why, if P&Z recommended Sid's 8.1 amendment to the Town Board, it not approved? It was explained that the Town Board is a Legislative body and can vote any direction regardless of P&Z recommendation.
It was explained that the Town now uses an Appeal Officer to settle issues that used to be under a Variance Board.
7. Discussion on setting up a baseline from the center of all roads in Amalga to serve as the beginning point for property line setbacks. After discussion we realized that the Town has a Master Street Plan (Adopted by Town Council June 9, 2010).
This Master Street Plan clearly indicates Right-of-Way Widths, Streets, and State Classification.
Planning and Zoning will use this document to determine setbacks.
