Planning and Zoning Pending Minutes for July 2, 2025
The Planning commission met on Wednesday, July 2, 2025 at the public safety building located at 130 W. Main in Cleveland, Utah at 7:00 pm. Those present were commission members: Tyler Rowley, Nancy Livingston, Chairman Lowell Gardner, and Logan Ellis. Council Member Kristen Vose was in attendance.
Public attendees: Alexandra Hulse, Shannon World and son, Alyssa Potter
The Meeting was called to order by Lowell Gardner at 7:00 pm.
Minutes: Tyler Rowley made a motion to approve the minutes for May 7, 2025. A second was made by Logan Ellis. All were in favor, motion passed.
Public Comments: None
Item #1: Del Hulse would like to apply for a business license for his smoked meat business.
Del Hulse explained the business and that the house is only used for delivery and office only. It is a mobile smoked meat business. Signage is located on his trailer. Nancy Livingston made a motion to approve the business license for Del Hulse for his business. Second by Tyler Rowley. All were in favor, motion passed.
Item #2: Bart and Shannon World would like zoning clearance for a garage add-on.
Shannon World presented a map of where the garage will be located. It will be 44 feet from rear of property, 40 feet front setback, and 5 feet from side. It will be 9 feet tall by 30 feet long by 11 feet wide. It will be 45 feet from house. It follows all setbacks required for accessory building. Logan Ellis made a motion to approve the zoning clearance for a building permit for the garage addition. Second by Tyler Rowley. All were in favor, motion passed.
Item #3: Richard Olsen wants zoning permission to put 2 containers on 555 W 40 N, his daughter Alyssa Potter might be presenting the information.
Alyssa Potter presented for her father, Richard Olsen. The 2 containers will be 15 feet from the house when it is built later. 5 feet from rear and sides of property. Containers are 8 X 40 feet and 9 feet 6 inches tall. Meets al setback requirements for accessory sheds. Tyler Rowley made a motion to approve the zoning clearance for the 2 containers to be placed on the property. Second by Logan Ellis. All were in favor, motion passed.
Item #4: Discussion about complaint of shed located at 90 S 200 W that is in noncompliance with town zoning ordinances. Discuss/modify town letter to resident in violation.
Blake Gardner has put in a complaint about the shed that Levi Maughan put in next to his house and the driveway. It blocks line of site which is in noncompliance of 2-5-2.5. Discussion about whether a letter can be sent or needs approval from town council. Discussed administrative and enforcement in zoning ordinance, language, time frame, and mailing vs hand deliver.
Item #5: Adjourn Meeting: Nancy Livingston moved to adjourn. Logan Ellis seconded. All were in favor, meeting was adjourned.
