Notice is hereby given that the Planning Commission of the City of St. George, Washington County, Utah, will hold an electronic Planning Commission meeting in the City Council Chambers, 175 East 200 North, St George, Utah, on Tuesday, July 14, 2020, commencing at 5:00 p.m.

1. GENERAL PLAN AMENDMENT (GP) (Public Hearing)
A. Consider a request to change the general plan from LDR (Low Density Residential) to MDR (Medium Density Residential) on approximately 1.98 acres generally located at 510 East 900 South. The applicant is JW West Homes and the representative is Jared West. Case No. 2020-GPA-010. (Staff - Dan Boles)
B. Consider a request to change the general plan from GC (Golf Course) to LDR (Low Density Residential) on approximately 0.58 acres located on the south side of Bloomington Dr East at approximately 2800 South. The representative is Jared Bates, Rosenberg Associates. Case No. 2020-GPA-011 (Staff - Genna Goodwin)
C. Consider a request to change the general plan from PO (Professional Office) to MDR (Medium Density Residential) and HDR (High Density Residential) on approximately 3.17 acres located at the northeast corner of the intersection of Mall Drive and 280 North. 2. ZONING REGULATION AMENDMENT (Public Hearing)
Consider a request to revise portions of Title 10 of the St. George City Code as it relates to parking and setbacks in the PD-C and PD-MU zones. Case No. 2020-ZRA-004 (Staff Dan Boles)
3. ZONE CHANGE (ZC) (Public Hearing)
A. Consider a request to change the zone from RE-12.5 (Residential Estate 12,500 sq. ft. minimum lot size) and C-2 (Commercial) zones to PD-C (Planned Development Commercial) to allow for future expansion of the existing power sports business and establish allowed uses on the property. This zone change is on approximately 2.62 acres. This property is generally located north of Red Hills Parkway and 700 North and west of 1700 East Street. Case No. 2020-ZC-021. (Staff - Dan Boles)
B. Consider a request to change the zone from the C-4 (Commercial) zone to PD-C (Planned Development Commercial) to allow the County to redevelop the property for a new county office building. This zone change is on approximately 1.3 acres. This property is located generally on the north east corner of Tabernacle Street and 100 East. Case No. 2020-ZC-022. (Staff - Dan Boles)
4. REDUCED SETBACKS
Consider a reduced setback to allow for a new multi-tenant building to be built less than 10' from the property line located at 653 North 3050 East. 5. PRELIMINARY PLAT (PP)
A. Consider a preliminary plat for a five lot (5) lot residential subdivision for 'Desert Canyon Town Center West Commercial' The site is located at approximately the intersection of Desert Canyons Parkway and Desert Resort Court.
