NOTICE OF MEETING PLANNING COMMISSION CITY OF ST. GEORGE WASHINGTON COUNTY, UTAH Public Notice Notice is hereby given that the Planning Commission of the City of St. George, Washington County, Utah, will hold a Planning Commission meeting in the City Council Chambers, 175 East 200 North, St George, Utah, on Tuesday, February 11, 2020, commencing at 5:00 p.m. The agenda for the meeting is as follows: Call to Order Flag Salute 1. ZONING REGULATION AMENDMENT (ZRA) (Public Hearing) Note: This item will not be heard at this meeting. 2. ZONE CHANGE AMENDMENT (ZCA) (Public Hearing) Consider a request for a zone change amendment to the PD-R (Planned Development Residential) zone on approx. 8.0 acres (Area 3.1) generally located on the logical extension of Hidden Valley Drive (Lot 3 Hidden Valley Phase 9). The owner is SITLA (State of Utah Institutional Trust Lands), the applicant is Ivory Homes, and the representative is Jair Almaraz. Case No. 2020-ZCA-009 (Staff Ray Snyder) Note: This item will not be heard at this meeting but will be re-noticed and heard at a later date. 3. ZONE CHANGE (ZC) (Public Hearing) Consider a zone change from C-2 (Highway Commercial) to R-2 (Multiple Family / Duplex) at 70 West 700 South Street on approximately 0.25 acres. The applicants are Keith and Bonnie Bracken. Case No. 2020-ZC-008 (Staff Ray Snyder) 4. CONDITIONAL USE PERMIT (CUP) Consider a conditional use permit to develop Building 200, a single story building, on Lot 4 in the Commerce Point Phase 1 commercial subdivision. The site is located at approximately 1300 South Hilton Drive and is zoned C-2 (Highway Commercial). The owner is Commerce Point, LC, the representative is Austin Atkin. Case No. 2020-CUP-002 (Staff Ray Snyder) 5. PRELIMINARY PLAT (PP) A. Consider a twelve (12) lot residential preliminary plat for Auburn Hills Ph 5. Generally located at approximately Scarlett Hill Drive. The property is zoned PD-R. The applicant is Desert Color St George LLC and the representative is Bob Hemandson, Bush and Gudgell. Case No. 2020-PP-005. (Staff Wes Jenkins) B. Consider a thirty-two (32) lot residential preliminary plat for Auburn Hills Ph 9 - 11. Generally located at approximately Scarlett Hill Drive. The property is zoned PD-R. The applicant is Desert Color St George LLC and the representative is Bob Hemandson, Bush and Gudgell. Case No. 2020-PP-003. (Staff Wes Jenkins) C. Consider a twenty-four (24) lot residential preliminary plat for Auburn Hills Ph 12 - 13. Generally located at approximately Amber Ridge Drive. The property is zoned PD-R.
