Notice is hereby given that a public hearing will be held before the Cedar City Planning Commission on Tuesday, March 17th, 2026, starting at 5:15 p.m. in the Cedar City Council Chambers located at 10 N. Main Street, Cedar City, Utah. Time will be allowed for public comments on the following items: 1. Consider an Amended Plat of Saddleback Ridge Phase 6 Lots 630 and 631 in the vicinity of 1672 South Mountain Ranch Road. 2. Consider an Amended Plat of Carmel Canyon, Phase 2, Lots 26 and 27 in the vicinity of 2585 West Carmel Canyon Drive. 3. Consider an Amended Plat and PUE Vacation pertaining to Lots 4 and 5 of Cedar Ridge Subdivision and Parcels 1 and 2 of Doyle Ipson Minor Lot in the vicinity of 148 South Ridge Road. 4. Consider an Ordinance Text Amendment in Section 26-IV-5, pertaining to Public Improvement Bond Revision. 5. Consider an Engineering Standard Revision to Section 1 Forward. 6. Consider an Engineering Standard Revision to Section 2.1, pertaining to the General Requirements for Public Improvements. 7. Consider an Engineering Standard Revision to Section 3.2.3, Cul-De-Sacs. 8. Consideration of a Conditional Use Permit for a Concrete Batch Plant located at approximately 800 North 3700 West. Ordinance Text Amendment Summary The proposed amendment to Ordinance Section 26-IV-5 will apply the provisions of the public improvement bond revision. This change involves requiring bonding for commercial projects with required public improvements. Engineering Standards Revision The proposed revision to Section 1 Forward. Proposes the adoption of the 2026 APWA Standards. Engineering Standards Revision The proposed revision to Section 2.1 pertaining to public improvements. Proposes changes to the general requirements for public improvements, generally requiring improvements to provide connectivity for future growth. Engineering Standards Revision The proposed revision to Section 3.2.3 will apply to cul-de-sacs. This proposal involves revisions to the overall geometry of a cul-de-sac including length and radius.
